I would clad it like One University to keep it light and airy next to the more solid looking taller tower.

I don't know if any of you followed that twitter storm I participated in this past week re: 321 Davenport vs the Admiral Roadites, but this morning I finally had some time to sketch out a possible compromise:


possible facade - brick with decorative corten steel panels on the upper floors.



Same 8 storeys the developer has proposed but with increased setbacks and possibly reduced unit count and/or smaller more affordable units.

Love that render based on the Yorkville Brickyards. A project like that in downtown would be great.....especially the waterfront or the Entertainment District.

Thanks. Lately I've been getting into furniture design. Here's a $100 coffee table concept I am going to build for myself, using just a single 4'x8' sheet of plywood, high gloss white paint and castor wheels all from Home Depot:


And a $50 table concept

This morning I read a tweet by Jennifer Keesmaat re: the Toronto Portlands

And wondered, what if I limited the height to six storeys and building facades to 50' wide to ensure street level variety?

New York in the 6ix @ Toronto Portlands - population ~ 30,000 c.2060 - another nimbytect neighbourhood



All buildings limited to 6 storeys (ideally 6wood) -- 5 storeys of flats above mixed use commercial/retail/live/work units at grade and 4 storey stacked townhomes

I enjoy masterplanning neighbourhoods and designing individual projects. I hope to create my vision for the entire East Bayfront/Lower Donlands area including transit, public space and building facade examples. I know Google's proposal will probably be drastically different than my vision but whatevs.

And then I gotta find the time to finish

Great work as always urbandreamer. I like the Portlands concepting you have....it calls back to the St. Lawrence neighbourhood planning a bit while also making sure to plan forward in society.
