There is a W.M. Fares rendering on site now. THE FINCH looks like a pretty standard style project for them.

On the one hand I am getting bored of the same design by WM Fares (this one looks almost identical to their design at Joe Howe / Bayers)

On the other hand, I appreciate the positioning of their projects. Seem to generally be in areas which benefit from gentle densification

This is in my neighborhood. While I appreciate the higher-density housing, I think this'll probably look out of place.

What a significant change from these renderings. The new design on the billboard looks so bland and generic.

Housing Accelerator Fund proposed changes for the remaining lands;

Quote:
22 DAWSON
• This vacant parcel currently sits next to 2 projects which are under construction, one 6 storeys (PID 41508508) and the other 28 storeys (PID 00045567).
• Staff are recommending an increase in height on PID 41508508 to have a consistent height across the property.
• A height of 7 storeys meets the intent of policy in having a transition from highdensity CEN Zone to the north, to the low-density ER neighbourhood to the south.

FAULKNER STREET
• This vacant parcel is across from 28 storeys (PID 00045567) currently under construction.
• The requested FAR of 5.0 is above the maximum permitted FAR in the CEN-1 Zone by policy, so a rezoning to CEN-2 would be necessary to facilitate the request.
• In reviewing this proposal, staff are not recommending further changes to the Wyse Road CEN at this time, as the CEN-1 Zone is part of a transitional zoning to low-density neighbourhoods to the south and west of the property.
• This is a large parcel, a FAR of 3.5 enables a sizeable project.
