It's been posted before but Zzap has a number of projects that do a good job of handling these sorts of sites: https://www.zzap.ca/

I think the Waverley Inn approach is infinitely better than an alternate version where the old hotel gets torn down and then a lowrise Victorian-style building with cheap faux detailing is built up to the street. In principle there's no reason why you couldn't build a good looking new 4-8 storey Victorian-style building (I think it is easier than ever before because of so many new materials and technologies like CNC milling) but it doesn't seem to work out. I do wonder if we will suddenly have a new kind of architectural golden age when architects and developers get over their modernist ornamentation phobia and get more creative in applying all the new technology.

I was exploring Kassner Goodspeed Architects website and found this one. It looks like a refined version of the original which is so much better than both the original and this new version. Wish they could go with this instead.

The DRC should tell them to go back to the first, decent proposal. This is terrible.

There appears to be a 3 storey portion between the new building and the heritage house (above the garage) in the elevation but not the rendering.

This will make for such a bad streetscape. You've got the ugly short 90's style building on the other half of the block which has both a garage entrance and apparently surface parking (and then just blank wall), then this one will have another curb cut and garage door entrance. Maybe this is considered compatible with the area, i.e. the Superstore across the street and all the other newly empty lots around here. Big planning fail around here.

I find Mansard roofs one of the ugliest, most offensive structures in existence. Ever. Anywhere. Can't imagine how anyone thinks this is a good idea in 2021!

Yup. There's plenty of good mansard roofs, but this example is not one of them.

Apparently they were originally developed to circumvent property taxes at the time levied by number of floors ("it's the roof, not a floor").

Maybe they have a place, but this one is particularly grotesque.

I've noticed they been moving some dirt around on site. The Bonus Zoning Agreement will be approved next week. Construction should be imminent.

Too bad it's approved. We need a new review process. The area around Cornwallis Park had so much potential and it is mostly lost due to unappealing designs like this. Completely out of sync with the area.
