Hidrock files plans for new 31-story Midtown hotel

Quote:
Hidrock Properties is planning a new 161-room hotel on a Midtown assemblage it acquired for $47 million, according to property records filed with the city Friday.

Financial District-based Hidrock filed plans for a 116,000-square-foot, 31-story hotel at 12 East 48th Street. The family-led development firm, led by CEO Abraham Hidary, acquired the three commercial buildings that comprised the assemblage in 2014, beating out several competitors and drawing up initial plans to build a condominium building on the site.

But Hidrock now appears set to follow the lead of the properties’ former owner, Atlanta-based City Centre Properties, by putting up a hotel featuring amenities including a gym and a courtyard, according to the filing. There will also be nearly 3,000 square feet of ground-floor retail space.

Neither Hidrock nor Handel Architects, the project’s architect of record, returned requests for comment.

Hidrock recently topped out another Midtown hotel development at 60 West 37th Street – a 310-suite Embassy Suites by Hilton that it built in partnership with the Buccini/Pollin Group. The firm is also planning a contentious condo conversion of the historic Pavilion Theater in Park Slope.
What its replacing:

Hidrock locks in $101M in loans for 31-story Midtown hotel

Quote:
Hidrock Properties just pulled off $100.5 million in loans for its new 31-story, 161-key Midtown hotel project.

The family-led development firm plans to build a new hotel at 12 East 48th Street. Midland National Life Insurance provided a $70.7 million construction loan and another $29.7 million in refinancing to replace a previous loan from Bank of the Ozarks, according to documents filed with the city on Friday.

A representative for Hidrock did not immediately return a call seeking comment.

Hidrock bought this site, as well as two adjacent buildings at 13 East 47th Street and 14 East 48th Street, in 2014 for $47 million. The company initially planned to raze the buildings and develop a condominium tower instead, but Hidrock ended up filing plans for a hotel in June. The plans call for a 116,000-square-foot building with roughly 3,000 square feet of retail space on the ground floor. Handel Architects is the project’s architect of record.

The developer is also building another hotel in Midtown at 60 West 37th Street in partnership with the Buccini/Pollin Group. In September, Hidrock sold the Pavilion Theater in Park Slope for $28 million, abandoning plans to convert the landmark into condos.

First Peek at Hidrock Realty's 31-Story Hotel Tower Coming to Midtown
June 7, 2017
Quote:
Hidrock Realty is building a 32-floor hotel in the heart of Midtown at 12 East 48th Street. The Manhattan-based firm led by CEO Abraham Hidary acquired the through-block assemblage for $47M in 2014, according to a story from TRD last year. The centrally-located site is near Rockefeller Center between Fifth and Madison avenues and is across 47th Street from L&L Holding Company's dramatic office remake of 390 Madison Avenue. At the peak of the residential market in 2014, Hidrock proposed building condos with amenities specifically targeting the international pied-a-terre market.

Hilton Grand Vacation Hotel Tops Out At 12 East 48th Street In Midtown

Quote:
Construction on the Hilton Grand Vacation Hotel has topped out at 12 East 48th Street. The 31-story project is being designed by Handel Architects and developed by Hidrock Realty. There will be a total of 161 rooms, an outdoor terrace, and ground-floor retail space. The site was part of a $47 million purchase several years ago. A reinforced concrete structure makes up the frame of the building, which will be clad with white metallic panels.

The eastern and western elevations have been left as bare concrete walls with the expectation that the two surrounding low-rises will eventually be demolished to make way for tall buildings. The northern and southern façades feature a repeating window pattern with a staggered, offset design that begins at the outdoor terrace above the main entrance on East 48th Street and rises all the way to the roof. A small extension of the hotel will reach East 47th Street.

The building sits close to Rockefeller Center and Grand Central Terminal. A number of subways including the 4, 5, 6, 7, B, D, F, M, and S can be found nearby, making the location very accessible for future hotel guests.

Work at 12 East 48th Street appears headed for completion by the end of the year or early 2020 at the latest.

Oh man, that last pic tells quite a story. You've got 270 Park being dismantled in the background, and the real estate tidal wave that will follow outward as the Midtown rezoning is realized. Meanwhile, that brick mid-rise between this project and H&M, with the flexibility of a 30-story party wall for your design...tear the bitch down and replace it!

The setback here (and in any other cheap construction, sadly centered around Midtown) should never have been allowed by a self-respecting city, developer or 'architect' behind this structure.

Short in height, so the damage can't be seen (for the most part) amidst the Midtown mass. But from the ground level, serious damage can occur to ones sense of well being and quite frankly, mental state. But what they do give are budget hotels, and with NYC's endless, ever increasing hordes of slow walking tourists that stop on a dime when folks are walking, the demand is there.
