Since a few other mishaps have occurred in downtown that I really dislike, I'm kind of not hating this anymore, in fact, dare I say, I almost kind of sort of like it now. We can debate the excessive parking part of it, but the exterior of it isn't that bad. The north side at least isn't a solid wall. There are some windows. Its not on the edge of anything so it will be covered up from view somewhat. I too like the idea of multi story retail and restaurants, but some of the ones I've seen are scatter whomped with signage from the businesses and can look kind of messy. But like I sometimes always say, even a turd can look good in the vicinity of a bigger turd. I will no longer bash this one thanks to Third + Shoal and 801 Barton Springs. Btw, is that thing done yet? Couldn't help but notice no one bothers to take any pictures of it. In the old days, we'd call it a waste of film. You know, back when we had milk delivered to the front porch and hitching posts in front of most businesses, phone booths, hammers instead of anaesthesia...

Omg! That is so much better simply due to the structure and how the lines accent each block piece making the entire thing look interesting. This is a great example of what can be done with a simple block building design.


It's like developers purposely pick either the worst option or one of the worst for DT Austin out of all the designs they see.

Eight permits were filed today for the actual construction of this project. I thought they already had everything they needed to get started.

The ABJ has an update. It appears Brandywine is waiting for some pre-leasing before they break ground, which would explain why it hasn't started yet.

Brandywine hasn’t revealed when it plans to break ground but its building permits expire in February 2019. The unconventional design includes 197,026 square feet of office, 520 parking spaces and 3,665 square feet of ground-floor retail. The 14th level features a sky lounge with a night café, collaborative and traditional conference areas, a fitness center, luxury shower and lock rooms and a covered outdoor terrace. Contingent upon pre-leasing, 405 Colorado is, at earliest, expected to deliver in Q4 2020, Brandywine told Austin Business Journal.

I hope that "night café" ane skylounge is a public establishment along with the outdoor terrace. Would be the only good thing about having such an in your face 13 level parking garage right in the heart of the Warehouse District.

That would be cool. The rooftop bar at Speakeasy (is that still around) was always a cool spot.

Just walked past the site today -- hilariously, the parking lot's still full. No sign of construction stuff yet.
