DENVER | The Quincy (1776 Curtis St) | 315 FT / 96 M | 29 FLOORS

999 17th Street is a recent office proposal set to be built on a surface parking lot at 17th and Curtis streets in downtown Denver. The tower was announced by Shea Properties in mid-April of this year and they have since began with the application process, starting with LEED Certification. If built, this tower will help complete the urban canyon of 17th Street in Denver's financial district, or "The Wall Street of the West". The building will contain 350,000 feet of office space and 24 stories. Additionally, a lighted, glass crown will help push this tower to the total height of 390 feet.

All renderings are courtesy of Shea properties and found posted on the Denverinfill.com blog:

Additionally as part of the project, a mixed-use hotel and condo tower will be built on the 18th and Curtis side of the block. This tower will be 31 stories and also 390 feet tall. However, both towers will be joined by an above ground base which will include ground-floor retail and a parking garage, thus making it a single project and structure.

Here is a massing of the whole structure:

Although the project is not yet finalized, it would appear that the towers' heights are unlikely to change drastically. If such a revision is to occur, they will be noted and updated in this thread. Hopefully a construction date is not too far off however; a 12 month window is probably an appropriate time frame.

Excellent infill project. It is great to hear that one of Downtown's many parking lots will be no longer exist.

Here is a recent file for 999 17th, brought to light by my fellow forumer DownhomeDenver! It would appear they are moving forward at a steady pace with this project.

New update

So according to a Denver development insider (guru rds70) and the Colorado Real Estate Journal, the developer of 999 17th Street (Shea Properties) has closed on the land sale for this property from Robert Waxman for 4.4 million dollars. The transaction occurred on Sept. 16th. This is yet another good sign that despite the economy, Shea Properties is serious about getting this project out of the ground!

I tend to think that it's easier to get smaller projects like these off the ground than a high-rise. They would be dealing with smaller sums of money, so there lending and pre-leasing becomes less of a deal-breaker and the risk is not as great. Still, 4.4 mil is nothing to sneeze at.

Moderators: This project has changed significantly.

Title should read: DENVER | 999 17th St. | FT | 28 Stories

New information from Denver Cityscape (1/14/2014)

Quote:
The second project is the 999 17th Street mixed-use development. Shea Properties originally proposed an office, hotel and condominium project for the site in 2007. But, as with Two Tabor, the 2008 recession postponed development of the project. It is now back and proposed to include a 28 story, 360 unit apartment tower and a 9 story office building linked together by a 6 story parking structure. 20,000 square feet of retail would also be part of the project. A construction schedule has not yet been announced, however, the project is currently being reviewed by the City of Denver. The architect is Davis Partnership of Denver. Here are a couple of renderings:

Wow, sucks that the office tower got nerfed but the residential side looks a lot better over the pre-recession version. Except for the protruding balconies.

I have very little faith in Shea and this development. I don't think it will ever happen.

1776 Curtis to break ground

Rendering of 1776 Curtis provided by GE Johnson Construction Company. Rendering depicts view from intersection of 18th Street and Curtis Street.

GE Johnson Construction Company confirmed that 1776 Curtis, a 29-story mixed-use development is planned to break ground in downtown Denver and begin construction this December.

The project will feature residential, retail, and commercial office space. GE Johnson has stated to Denver Urban Review that the project is now being referred to as 1776 Curtis. Previously, the project had been referred to as 999 17th Street. Shea Properties is the developer and Denver-based Davis Partnership Architects is the firm that designed this high-rise building.

The property has most recently served as a parking lot which closed two weeks ago in advance of construction.

“As envisioned, the project will encompass a city block development, which is planned to be built between 17th & 18th Streets along Curtis Street. The $110 million facility will include a luxury apartment tower, ground-floor retail and a parking garage,” explains GE Johnson marketing coordinator James Stuart.

The residential portion will rise to 29 floors, with the 29th floor serving as a mechanical penthouse. A total of 359 apartment units will be offered in studio, one, and two bedroom options. The 28th floor will feature penthouse units.

An office component will be constructed on the 17th side of the block that will rise to 9 floors and will include 108,000 square-feet of leasable office space.

Ground-floor retail space will be incorporated in 1776 Curtis. The residential side of the project will have 10,125 square-feet of retail space and the office portion will have 6,840 square feet.

Structured parking will be included and will feature a total of 535 parking spaces.

Construction of 1776 Curtis is slated to take 25 months, which puts this downtown Denver construction project on target for a 2018 1st quarter opening.

The office portion will be constructed using steel and will be covered in a curtain wall. The residential side will be constructed using concrete with a precast skin.

Amenities will be featured on the 8th level of the residential portion and will include a pool, two spas, an outdoor common space with fire places and grills. A fitness room and a dedicated space for dogs will also be showcased.

1776 Curtis will join the 26-story SkyHouse Denver project that is taking shape at 18th and Curtis, as the second high-rise residential project under construction in downtown Denver.

Even though I left my home of the Denver metro area back in April, I still follow stuff going on there..

Scott
