GE Johnson Construction Company confirmed that 1776 Curtis, a 29-story mixed-use development is planned to break ground in downtown Denver and begin construction this December.
The project will feature residential, retail, and commercial office space. GE Johnson has stated to Denver Urban Review that the project is now being referred to as 1776 Curtis. Previously, the project had been referred to as 999 17th Street. Shea Properties is the developer and Denver-based Davis Partnership Architects is the firm that designed this high-rise building.
The property has most recently served as a parking lot which closed two weeks ago in advance of construction.

“As envisioned, the project will encompass a city block development, which is planned to be built between 17th & 18th Streets along Curtis Street. The $110 million facility will include a luxury apartment tower, ground-floor retail and a parking garage,” explains GE Johnson marketing coordinator James Stuart.
The residential portion will rise to 29 floors, with the 29th floor serving as a mechanical penthouse. A total of 359 apartment units will be offered in studio, one, and two bedroom options. The 28th floor will feature penthouse units.
An office component will be constructed on the 17th side of the block that will rise to 9 floors and will include 108,000 square-feet of leasable office space.
Ground-floor retail space will be incorporated in 1776 Curtis. The residential side of the project will have 10,125 square-feet of retail space and the office portion will have 6,840 square feet.
Structured parking will be included and will feature a total of 535 parking spaces.
Construction of 1776 Curtis is slated to take 25 months, which puts this downtown Denver construction project on target for a 2018 1st quarter opening.
The office portion will be constructed using steel and will be covered in a curtain wall. The residential side will be constructed using concrete with a precast skin.
Amenities will be featured on the 8th level of the residential portion and will include a pool, two spas, an outdoor common space with fire places and grills. A fitness room and a dedicated space for dogs will also be showcased.
1776 Curtis will join the 26-story SkyHouse Denver project that is taking shape at 18th and Curtis, as the second high-rise residential project under construction in downtown Denver.
Even though I left my home of the Denver metro area back in April, I still follow stuff going on there..
