I really hope that it ends up being primarily office. The downtown condo market is way overly saturated.

It doesn't really have an address assigned to it right now, does it? That also depends on what street the development will face. Generically, we could go with 600 West Cesar Chavez Street, but then again it could have Nueces Street or a 2nd Street address.

The address for the lot is officially 600 W CESAR CHAVEZ ST. The could change but in the meantime people will at least know where you are talking about. Just my opinion.

As a buyer there I can tell you the sales reps have consistently insisted that the build for 185 will be very similar in design to this rendering as well.

But Block 185 is also a good indicator of where it is. You just need to reference the old maps of the city showing where the blocks are.

Maybe they are just being cautious and putting that 400' block there to show that southern views aren't likely to last. I can only hope that's the case.

While that's possible the sales reps were pretty specific about what to expect as far as views for the south face.

What I was told was that the spire portion on the northeast portion of that block is going to be very similar in width to the eastern portion of Northshore. Almost every rendering where block 185 is shown (in third+shoal brochure renderings) seems to confirm a similar configuration.

I was given this schematic by the sales reps going all the way back to early 2016.

Just so the Gensler people on this forum can know we aren't always mean.....

I honestly think that's the best design of a big podium i've seen in a long time. Compared even to North Shore (which I like) or worse designs like the Fairmont, I think this does an awesome job of having a large base with parking, etc., while simultaneously not looking crazy-imposing and boring.

So whenever anyone calls you about block 185, just make this design 200' taller and tell them take it or leave it

Look North Shore and Austin Proper had a baby!.

I must say I'm glad this isn't going to get built and I say that with all due respect to our Gensler friends and we thank GenslerATX from joining the forum. Remember we kid out of love.

What I will say that I like about the design is it's use of outdoor and garden space on each podium.

I still would have loved for that 900+ foot beauty to be built.
