Does anyone know if they're going tear down that little building on the east side of 645 Howard, or is it not part of this project?

Thanks PB. To further confirm SFView's post: they are clearly protecting the next door neighbor, which I wouldn't expect if it were part of the project.

I hope they bought the air rights. Otherwise, they would need to have a blank wall on the adjacent side, which has great views of the Bay Bridge and the bay.

The operator of this machine is a true artist, able to maneuver the bucket to within an inch of the adjacent building but not damage it in any way:







What is interesting to note is that the building next door is older than this one, and also that whatever previously occupied the One Hawthorne lot must have been a one story building. I'll be curious to go back and see what the whole sign reads:



I spent some time talking to the boss of this operation, who told me some interesting things:
  • They didn't need the wrecking ball
  • However nice looking the building was it was seismically sensitive; poorly put together
  • Construction will commence immediately upon completion of demo work
  • They will dig down 44' for three levels of underground parking
  • They have an L shaped plot extending behind the building next door
  • The owners of the building next door wanted a ridiculous sum to sell
  • Those owners are now screwed because they have only a tiny plot on which nothing can be easily built
  • It costs $900 a square foot to build the thing, which is why it will cost $1,000 a square foot

another of bt's favorite 'mid-rise' bldgs for the 'average' san franciscan: only question is

will this be better than soma grand or 631 folsom?

^^^I'm expecting something better than SOMA Grand but on a par with 631 Folsom. It's sad to think that the best they can do for the "average San Franciscan" is $900/sq ft but that's probably true which is why I'm not very concerned about the value of existing homes in the City dropping in the current real estate "situation". If $900/sq ft is now the base for high and midrise new construction, existing buildings aren't likely to go much below $600 or $700 which as where many of them seem to be now.

^^^^^^^^^^^^^^I think that assessment is partially true. Sure, it will be true for the short run. However, if we see a drop in housing prices and little demand, it could also cause a drop in land values. In addition, if our economy continues to flounder, we may not see wage rates keep up with inflation. Then again, if we enter into a stagflation scenario, all of this may be negated by tremendous rise in material commodity costs.

As you probably know, already happening--in spades. And it's not so much a question of "stagflation" in the US. Mostly it's a function of 2 phenomena: (1) the falling dollar and (2) the massive increase in consumption of raw commodities in China, India, and east and southeast Asia. Even if the US gets its economic act together, as long as China continues 9+% growth, the value of building materials like steel, copper and even cement will escalate, though it would help if the dollar's value as compared to other currencies reversed (not likely IMHO).

You can read the sign today. It says:
Sherwood Packing Company
Jobbers and Distributors

So it was a jobbing house. I'll post a pic when I get home tonight.

I would guess since the building they just knocked down was built. Unless the building before it also covered that sign. I know the term jobbers hasn't really been used since the begining of the 20th century, so the sign itself must be pretty old.

633 (639) Howard St was built in 1910

I like seeing that sign too. The uncovered wall is like a cool time capsule from the 1910's. The rest of the building has otherwise been remodeled. Too bad we may only be able to enjoy it for a very brief time. My guess is that 633 (639) Howard will eventually be demolished long before the new One Hawthorne ever goes. At least we now have the photos to capture it.

Same here. I love getting a little glimpse of the past like this. You can almost envision yourself walking down these same streets 100 years ago.
