And if height alone isn’t enough to entice CEO Brian Moynihan to relocate to the Big Apple, the offices offer one of the best views of Manhattan, overlooking Sixth Avenue, 42nd Street and Times Square. Moynihan is expected to take an office on the 50th floor along with other high ranking executives. His predecessor Kenneth Lewis never had a permanent office in New York.

Still, the bank insists there are no plans to relocate from the Tar Heel state. Boosters of the North Carolina city might also point out that the New York building’s height advantage comes from the decorative spire on top. The Charlotte building has more floors.

I think they’ll eventually make the move, especially with Merrill being headquartered in Manhattan.

“This is evidence that the financing situation is improving,” said Dan Fasulo, managing director of Real Capital Analytics.

The building's owners, The Durst Organization and Bank of America Corp., refinanced the 51-story, 2.1 million-square-foot tower in June with a $1.28 billion loan. It was believed to be one of the biggest, if not the biggest, single, private financing deals since the credit markets froze shut in 2007.

But sources say the owners believe they can get even better terms now then they could nine months ago. Additionally, the loan they secured was only for three years, and they are hoping to get an even longer one now.

Co-owner Bank of America put up roughly 50% of the re-financing, and it is the anchor tenant in the tower which boasts an occupancy rate of 98%. Additionally, the Durst Organization is a well-financed and sustains an excellent reputation. Many of the buildings seeking funding are plagued by significant vacancies and highly leveraged owners.

^^^ Its ironic that they are seeking to refinance their tower considering the fact that BofA is easily the worst lender in the world to try to get a refinance or short sale completed with. I've had cases where it took over a year and a half to get approval for a BofA short sale.

I sort of like the design for this building, but don't like how its decorative spire puts it above other buildings in height. I like the "from the top floor" measurement for height better.

I'm sure there's a thread with that debate raging yet again somewhere. These architects don't add spires just so the heights get bumped above other buildings, its a rare case when that happens, considering the number of towers that now have spires. Not everyone is obsessed with "height" rankings.

I forget the exact number, but the NY tower is somewhere between 2.1 and 2.5 msf.

This buildings design is perfect, one of the other reasons it needed a mast because its a fatass building for 945 feet and needs a little something to help finish the tapering which tecnically started at 393 feet I believe. This is also executed perfectly along with the Chrysler Building and its spire and the Empire State Building and its mast AND spire (I know its used for communication too).

Also, who also wishes they'd finish up whatever it is they are doing on the belcony along the northern part of the roof? A lot of it is still wrapped in white and still seems like things are changing up there. This really is a complex building! The roof on this one even tapers! However so do the roofs on the 40 Wall Street, the Chrysler Building, and the Empire State Building before topping out at their heights along with other buildings which indeed is a tradition that the NYC skyline has always followed!

In 2007, the company began a 10-year, $20 billion environmental initiative to fund and invest in green business opportunities. In Bank of America’s 2009 annual report, the company said that it had delivered more than $5.9 billion in environmentally-related lending, investing, and new products since initiative began. That figure included $900 million in financing for renewable and energy efficiency projects in 2009 alone, according to the report.

Among the significant deals put together in this area, Bank of America provided $17.5 million in 2007 to help the San Jose School District in California create the largest network of solar-powered and energy-efficient K-12 educational facilities in the United States. According to the bank, the solar-power system will help reduce the district’s carbon emissions by 37,500 tons and cut the city of San Jose’s need for utility-generated electricity by 25 percent.

Even more financing went to the University of Central Missouri in 2009 for a comprehensive energy conservation project. The bank provided $36.1 million to help the university campus become more sustainable by installing energy-efficient lighting, improved air handling systems and new hot water distribution systems, according to the university’s website. Thanks to the upgrades, the university was expected to save $3 million a year in energy costs.

Greener operations

The bank has partnered with The Nature Conservancy in its ‘Bank Greener, Live Greener’ initiative. The program, which began in 2004, has pushed customers to save paper by asking them to opt for electronic bank statements and online bill pay. According to the bank’s website, the initiative has helped save more than 81,000 tons of paper since 2004.

It’s not just the bank’s customers that are using less paper. Bank of America has strived to make its own operations more environmentally friendly as well. According to the company’s website, the amount of paper usage per bank associate has dropped by 40 percent since 2000. In addition, U.S.-based associates who purchase a new hybrid vehicle are eligible for a $3,000 reimbursement from the bank. More than 2,000 associates have participated in the program, according to the bank.

Sustainable building

The bank has also moved toward making its buildings more sustainable. And there’s probably no more significant example of that than the Bank of America Tower at One Bryant Park in New York City.

The 58-story building located in Midtown Manhattan is one of the most environmentally-friendly office towers in the world and it is the first skyscraper to attain the U.S. Green Building Council’s Platinum LEED certification for its eco-friendly features.

The building, which is the fourth tallest in the United States, captures rainwater and re-uses it. It also has waterless urinals, which are estimated to save 8 million gallons per year and reduce carbon dioxide emissions by 144,000 pounds per year. In addition, the building has an onsite 4.6-megawatt cogeneration plant providing electric power alongside heating.

I'd like to use a picture of this tower as an accompanying visual piece for the research paper I'm currently working on. Anyone have any recommendations?
