METROPLACE - Interview with Maurice Pez, SVP Development of the tower

A few weeks ago I interviewed Maurice Pez, Senior Vice President
for Development at Intracorp.
He has been working on the METROPLACE project in Metrotown for several
years - back before the City of Burnaby had even decided to approve,
true skyscraper towers.

Most people who read my blog series on SOVEREIGN tower were
interested in the condo units - cost per sqft, views, and prices,
but I feel that readers of this thread are curious about the background
details to such development projects.

My Blog is not sufficient space to paraphrase a 40 minute conversation,
but if interested in some of what Mr. Pez had to say, you can read it here:

http://therunagatesclub.blogspot.com...kyscraper.html

Cheers!
Ron Jack in Burnaby

I don't suppose you have any material on economies of scale, with regard to high rise towers in Vancouver?

Thanks.

METROPLACE Tower, METROTOWN, Burnaby - first look today

This afternoon I attended the Realtor Preview for METROPLACE,
Burnaby's second "skyscraper" project. There is a
Realtor - Client event tomorrow, and a finally Public Access
on the weekend.
This tower will, like SOVEREIGN, sell out in a single day. That much
seems certain.
I took twenty photographs but only used four with my article.
I included a shot of the full scale model and one of the tower base.
My Blog article is here:

http://therunagatesclub.blogspot.com...e-burnaby.html

The METROPLACE Tower gets Third Reading next Monday night at
Burnaby City Hall.

I publish the street address of METROPLACE Tower. I don't
think that has appeared before.
Cheers!
Ron Jack

Any info / idea when / where the height of this tower can be found?

Quote:
One of the design features of METROPLACE tower which might leave non-Chinese visitors a tad bemused, is the absence of the number "4" which reminds the Chinese of death. None of the apartment units employ the number four, there is no 14th, 24th or 34th floor, and floors 40-49 also do not exist. The three penthouse units are not on the "47th floor" but rather on the 6oth "level". Western superstition is totally ignored. There is a 13th floor.
I am sorry, but this is starting to get out of control, one would think modern day humanity could get past such ridiculous superstitions / rituals. (of course, every time i turn on the news and see people fighting over imaginary deities I am reminded about our collective handicap)

Also, you can call and apple an orange all day, but in the end it is still an apple.

The "60th" level is still the 47th floor.

all the superstition on "4" is ridiculous. Are they expecting all potential buyers to be chinese? I mean c'mon... I'm sure Western people wouldn't give a crap about living on the 14th floor.

If there was any doubt that these developers are catering directly to foreign Chinese buyers, this building has erased it, and at the same time made themselves look incredibly stupid.

Here in China, generally only the fourth floor is missing from each building. I have been to some apartments that leave out all floors with a four in the number ie. 4, 14, 24 etc., but I've never seen an apartment or office tower here with the whole set of 40-49 missing. I think even the overly superstitious Chinese would think that going way too overboard.

I guess the next step is to take out any number divisible by 4!

And thank you for saying it. i am all for cultural equality, but this tower is being built in Canada, leave the #4 in the floor counts, and while we are on the subject, keep the #13 on the floor count as well, time to end this nonsense.

After reading your blog post about Crystal Mall fiasco, I certainly hope that intracop manages this correctly, but i agree about the superstitions, pretty wierd to remove the whole 40's.

One good thing about supurstition, it make any house on an adress with 4 in it cheaper!

Pretty cool offering a two year transit pass!

Here in Plaza 88, all of the towers are missing P4, 14, 24, and 34. That's right, P4.

I sure hope no care facility is built next door to this tower, then the residents will have to deal with ghosts again....

^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^
This scheiss about numbering addresses and floors differently to please foreign buyers has gone too far.

"Quand à Rome, faites commes les Romains" ... in other words, shape up and adapt to your new country. We have to do the same when we travel or move abroad, so shall we quit kowtowing to $$$$$, making fools of ourselves in the process. Please ??????

I had this startling revelation once when I was in row 14 of an airplane without a row 13.
