Missoni Baia 30 Percent Sold After Increasing Number Of Units

About 30 percent of units at Missoni Baia have been sold, according to in-house broker Fortune International.

Fortune recently took over sales in the building after convincing the developer to reduce unit sizes to meet market demand, a representative told the SFBJ.

Prices remain the same – $900 per square foot, substantially higher than other newly completed resale units nearby.

The 57-story tower will now include 249 residences ranging in size from 776 to 3,788 square feet. Previously, it was planned to have 146 units.

Missoni Baia Breaking Ground October 12

First Of Four OKO Projects

MIAMI (Sept. 26, 2017) – OKO Group, the Miami-based development company founded by real estate magnate and prolific international developer, Vladislav Doronin, has announced the groundbreaking of its 57-story luxury condominium tower Missoni Baia, located in the fast-growing Edgewater neighborhood in Miami.
The 649-foot-tall tower, represents the first of OKO Group’s four Miami projects, as well as the first-ever branded residences from the legendary Italian fashion and design house, Missoni. The project will host a groundbreaking event to commemorate the start of construction on Thursday, October 12th at 5 PM at its sales gallery located at 777 N.E. 26th Terrace.

Missoni Baia Files To Increase Unit Count

The developer of Missoni Baia are requesting approval for design changes, including an increase in the number of units.

Changes include:

Increase in unit count from 146 to 249 units

Increase in parking garage height from six to seven stories, and increase in parking spaces from 323 to 399

New artwork for the 56-story core column on the west facade, and for the parking garage

New balconies for the north and south facade, among other facade changes
The tower height is not changing, and remains at 56 stories and 649 feet. Unit count increase is achieved by reducing sizes, in response to market demand for smaller condos.

The changes are scheduled for a hearing by the Urban Development Review Board on February 21.

VERTICAL CONSTRUCTION FOR 58-STORY MISSONI BAIA GETTING UNDERWAY, FILING STATES

The filing was recorded May 1.

A construction permit is active with the city, and was most recently revised on April 1 for the 22nd time.

The original permit states that 146 residential units are being built, at a cost of $136.6 million.

A tower height of 58 stories, or 696 feet, is also listed on the permit.

That is the Elysse tower, not the Missoni Baia.

MISSONI BAIA WILL HAVE 300 CONCRETE TRUCKS ONSITE TODAY FOR A FOUNDATION POUR

In Edgewater, the 57-story Missoni Baia tower is completing a 12-hour foundation pour today that will allow vertical construction to get underway.

Almost 300 concrete trucks began arriving this morning in groups of 30 to 40 for the pour, which will last around 12 hours. A total of 2,600 cubic yards (the equivalent of nearly 416 school buses) is being delivered.

The bottom mat foundation pour will be used to support a large portion of the vertical building structure, including the columns, walls, and elevator shaft.

Missoni Baia will eventually rise to 649 feet, equal to the height of the tallest tower in Edgewater (Elysee also just topped off at that height).

Missoni Baia’s parking garage has already topped off at seven stories.

Asymptote Architecture is designing the tower, which will include 249 units. Completion is scheduled for mid-2021.

Developer OKO Group is also building UNA Residences in Brickell, the 830 Brickell office tower, and will also be building an Aman-branded resort and residences at the former Versailles in Miami Beach.
