Sorry this is just a phone camera shot. Phoenix skyline from the roof of an airport parking garage. There are a couple tower cranes I could see.

Phoenix had another tower ground-breaking last week--'X Phoenix'. Under construction in downtown Phoenix now includes:

'The Stewart'


'The Link'


'Kenect'


'Block 23'


'X Phoenix'


Pretty reliable info in the Phoenix regional forum puts another groundbreaking on a mid-rise AC Marriott for next month, and there are about a dozen more proposals waiting in the wings.

Rastegar Property Group, an Austin-based real estate investment firm, bought a 0.61-acre parcel at Fourth Avenue and Van Buren Street with plans to build a high-rise that has potential to be the state's tallest building.

“We had been looking in the market for a long time,” said Ari Rastegar, CEO of Rastegar. “We have been bullish on Phoenix.”

The firm spent $2.31 million on the parcel, according to real estate database Vizzda. Potential asset types for the property are still up in the air, Rastegar said, but it will be a mixed-use building.

We are asset class agnostic,” he said of the firm’s experience developing in other states. “We’ve touched it all. There are several asset classes we like for this site.”

The site's zoning allows a building up to 550 feet, he said. If Rastegar’s building reached that height, it would be the tallest in the state, passing Chase Tower, the current record holder, which reaches 483 feet.

“We are envisioning a spectacular project, and we will try to go as high as we can,” he said, adding the development will be a “flagship” for the company.

The parcel is in an opportunity zone, but the firm has not decided if it will pursue the tax benefit by using opportunity fund money to finance the project.

The downtown parcel is Rastegar’s first Phoenix purchase, but the firm is actively seeking other opportunities in the market.

Does anyone know what Rastegar has actually developed? They are Austin based, but I have never heard of them in connection to any Austin project. Their website prominently features the Austin skyline, but does not indicate any specific projects. The Austin Business Journal has an article that mentions the Phoenix purchase. But it only lists a Dallas property they purchased as something they have actually done.

Printing whole articles is frowned upon - although I know a lot of posters do it. Anyway, I don't have a subscription, but I use the "escape key mashing while the web page is loading method" to read Business Journal articles (and a lot of other subscriptions news sites as well.) This has worked for years, and I'm surprised it's not universally known about by now.

From reading around, sounds like an investor, primarily investing in self-storage properties. Not really a developer. At least in 2016, one article he specifically says they don't do ground-up development. Big talk in the BizJournal article but I personally would not hold my breath.

Geoffrey Jacobs wants to build the tallest building in Arizona — to the tune of $350 million.

Jacobs, a partner with Aspirant Development LLC and principal of the Empire Group of Cos. in Scottsdale, is in preliminary talks with the city of Phoenix to build a $350 million project that will include a tower that could be 525 feet — taller than Chase tower, which sits at 483 feet.

"We're going in for site plan approval later this year," said Jacobs, who just opened the $80 million apartment project The Stewart this spring and is about to break ground on Aspire Fillmore a few blocks away.

The $350 million project would cover 2 acres on Second Avenue between Van Buren and Fillmore streets in downtown Phoenix....

Phoenix's new tallest named Astra could be on it's way at 48 stories and 532 feet tall. Another smaller tower would be built next to it. Good stuff all around could be coming to the valley of the sun!

There has been one new tallest proposed back in 2006 at 525 feet tall which unfortunately started construction during the recession and the developer severely scaled it back by cutting it in half. This time is different as downtown Phoenix is experiencing huge growth and towers are starting to pop up. This developer has completed one high rise and is currently working on another one so I have confidence in them that they will do their best to get this thing built.

525 ft would be great, noticeably taller than Chase.

We have a nice comprehensive photo update thanks to dtphxguy.

Keep in mind this is all within less than 1 square mile, the downtown area is absolutely exploding and this isn't even half of everything proposed and/or under construction at the moment.
