I'll go take pictures now and post them when I get off of work. Concrete has been poured and certain sections have reached at-grade level.

Kimco involved in Lincoln Square project on South Broad

Quote:
Kimco Realty Corp. is part of a partnership developing Lincoln Square, a mixed-use project at Broad Street and Washington Avenue in Philadelphia that sources say has deals in the works with three tenants – including a grocery store chain that's new to the region.

Lincoln Square is a $150 million, eight-story mixed-use project being developed by Alterra Property Group and MIS Capital on a block at the northwest corner of Broad and Washington. Some sources believe the sale of these parcels may be part of a larger transaction among Kimco, Alterra and MIS Capital that gives Kimco more control of Lincoln Square though that couldn’t be confirmed.

Aside from 322 apartments, the project has a total of 102,000 square feet of retail space. A portion of that retail space will be in an historic train shed that, with an 8,000-square-foot addition, will total 32,000 square feet.

The train shed space will house a grocery store and reportedly Sprouts Farmers Market, an Arizona-based grocery chain that focuses on natural and organic food, has leased the space, according to sources. The store is expanding and finds its format works well in dense urban environments, according to the company. However, Diego Romer, a company spokesman, said that Sprouts "has not announced any expansion plans for Philadelphia."

Lincoln Square's remaining retail space is still being marketed and other tenants reportedly include a Target and Starbucks. Metro Commercial is overseeing the leasing.

Passed the National Products site in Old City this morning. Some new looking construction signage up, some equipment (a small backhoe) on site and a guy marking up the surrounding roadway. Are they finally getting started?

Oh, please, anything other than another price-gouging Acame with uninspired merchandise. It is disconcerting that their strategy appears to control as much as possible of the available supermarket real estate in Center City, South Philadelphia and U. City so they can hold the public captive.

This is encouraging. It's been utterly barren for month.

I also noticed that the old parking lot between market and arch on 3rd street has activity.

A lot going on right now in Old City.

Can't imagine another ACME would go in here with one so close by at 11th and Reed/10th and Passyunk. A Fresh Grocer and Whole Foods are likely out of play due to cannibalization as well (unless they're taking the Target approach, I hear the new stores in the region are really eating into their preexisting footprint).

What's the expected completion date for Lincoln Square?

I don't think you guys read the article: "The train shed space will house a grocery store and reportedly Sprouts Farmers Market, an Arizona-based grocery chain that focuses on natural and organic food, has leased the space, according to sources."

LOVE Park opening delayed

http://www.philly.com/philly/news/LO...g-delayed.html

Quote:
Completion of the LOVE Park renovation, originally projected for this spring, has been pushed back to September, and the project likely will end up over budget, says city Parks and Recreation Department Commissioner Kathryn Ott Lovell.

Ott Lovell said a series of surprises, including the existence of an extensive ventilation system and a city water main just below the surface, accounted for the delays. The project also required more fill than anticipated, Ott Lovell said.

It's pretty amazing that the city didn't know about the water main or ventilation system. We keep horrible records. This love park project should've been much less ambitious, could have spruced up what was already there - it wasn't too bad.

Very complicated site. You are dealing with PWD, PECO, SEPTA and private property in one site. It is not uncommon at all for buildings to be modified from the design documents during construction. In a perfect world you would always have a totally accurate set of as-built drawings- doesn't happen too often. This isn't limited to public sector.

I believe the driver for the big park update was the large scale maintenance and structural work that needed to be done on the parking garage underneath, so there was never an opportunity to simple spruce it up.

The record keeping snafu is almost laughable though.

I'm confused - Is that not what we're doing? This was a $16million project - peanuts compared to any major city's project of similar scope/location/size/visibility. This park could have been our Cloud Gate - our gateway to the Parkway's artistic gems. Clown Fountain in Millenium Park - just that installation alone - cost $17million - more than this projects' ENTIRE BUDGET. This was the definition of "sprucing up."

I think renovated Love Park is a good, reasonable investment but walking in the area recently I wondered if having Dilworth Park and Love Park so closely together taking up space in the heart of the city was really necessary.

Sounds like they are making good progress with the construction. A lot of the rest of the piece reads more like a gossip column than serious reporting though.
