Aventura is a 20-year-old city with more than 37,000 residents that is best known for a megamall, a golf resort and some of the most reasonably priced condos units east of Interstate 95 in northeast Miami-Dade County.

Located on the mainland just west of the high-priced barrier island city of Sunny Isles Beach, Aventura has traditionally served as an outpost for Miami-Dade residents who want close proximity — without the price tag — to some of South Florida’s best restaurants, retailers and sand located across the Intracoastal Waterway.

The recent move by the Chateau Group — a luxury condo developer that had announced plans to build at least seven towers during this cycle — to offload to an out-of-town builder rather than construct upon a condo development site in Aventura is raising speculation that the current South Florida real estate cycle is changing as several new towers have been announced since 2011.

To date, developers have announced 16 new condo towers with more than 2,500 units in the Aventura area that stretches from the Broward County line south to 163rd Street, and the Intracoastal Waterway west to I-95 as of March 20, according to the preconstruction condo projects website CraneSpotters.com. ^ What a disappoint the MET 3 project turned out to be. Instead of getting a new tallest @ 828 feet which is a premium site for a skyscraper downtown you get a condo at only 349 feet. At least you can see the Whole Foods store is right in the heart of downtown now.

It is co-developing Miami Worldcenter, a mixed-use development covering 10 blocks just north of Miami’s central business district; Platinum Residences, an 18-story condominium project at 700 North Ocean Boulevard in Fort Lauderdale, and Aventura Isles, a master-planned community in North Miami
.
The vacant Fashion Mall is an enclosed shopping center with about 828,000 square feet of leasable space on 32 acres of land at 321 North University Drive in Plantation.

Falcone said demolition of the long-vacant shopping center is part of Encore’s plan for the Fashion Mall property: “We would take down the mall portion itself and keep the parking sections up.”

The housing portion of the redevelopment would include “mid-rise types of residential living, both for rent and for sale,” Falcone said. “And we would add what we call an outdoor lifestyle center with restaurants and shops, similar to what you see at Mary Brickell Village [in Miami] or at the Mizner Center in Boca.”

What do you expect for a downtown store? The Pubix at 17th. & Biscayne Blvd. downtown looks like a no thrills store too from the outside.

hmmm...I think they should consider doing that to The Falls.....They are losing more stores every day it seems....Bloomies is rumored to be closing once World Center opens...

City Center as seen from Brickell Key during a beautiful sunset from my visit to Miami last Thursday. It makes a pretty good dent in the skyline, even from here. We were enjoying the wares of La Mar, which is pretty amazing, if not a tad overpriced. Still, worth it for the food and the view, obviously. Picture quality is pretty shoddy due to the zoom of the iPhone, but you get the idea.

Ultramont is directly across the street from the iconic 625-foot Centrust Tower (now known as Miami Tower), famous for its nighttime light display. The architect of Ultramont, Schapiro Associates, wrote that it was designed for a ten year lifespan (it opened in 1983.)

The second proposal calls for a twin-tower project to replace a shopping center at 255 E Flagler Street. An east tower would top out at a height of 837-feet, while a west tower will rise to a height of 1,001-feet.

The twin-tower project would replace a retail center that is anchored by Marshalls. It sits on about 110,000-square-feet of land, across the street from 50 Biscayne and the Suntrust Tower.

100 new condo towers now under construction in South Florida

The remainder of the new condo units in the development pipeline for South Florida are classified into one of two categories: proposed or planned.
In the proposed category, some 85 new condo towers with nearly 14,100 units have been announced but do not yet have the necessary governmental approval to build. This category of proposed represents nearly 33 percent of the overall total number of preconstruction condo units announced for South Florida.

An additional 126 new condo towers with more than 15,500 units are in the category of planned, or already approved. The planned category of projects accounts for more than 36 percent of the overall total number of units announced for South Florida during this cycle.

It should not be a surprise that Miami-Dade County is experiencing the most condo construction activity in the tri-county region since more than 72 percent of the new units announced to date are slated to be located there.
Currently, nearly 70 new condo towers with more than 9,500 units are under construction in Miami-Dade.

Broward — which accounts for nearly 20 percent of all new condos during this cycle — has 29 towers with nearly 1,900 units under construction.
