The Manor Condominiums are fantastic! That is exactly the kind of dense, low-rise development we need throughout the core, and not just in designated TODs.

Not a building, but infrastructure. The 2.5 MW La Loma Community solar project is wrapping up, someone posted an arial 360 of the near finished site on google ant it's pretty sweet. Austin energy is having a grand opening "Solabration" next weekend. Love seeing more green infrastructure and construction going on.

The long delayed RBJ redevelopment breaks ground today. It will be done in phases over 5 years. From the article:

As part of a master-plan for the RBJ site, a five-story building will be added that will wrap around the existing tower at 21 Waller St., Saldaña said. The new building, which will take about two years to construct, will have 279 affordable apartments for seniors, plus a 412-space parking garage and numerous amenities, including a fitness center and theater.

Once that building is completed, residents in the existing tower will be relocated to the new units so the existing tower can be remodeled, an estimated 14-month project. The remodeled tower will have 225 affordable apartments for seniors, as well as a new community room, an art studio and a 16th-floor observation lounge with city views.

I agree, I would like to see more condos that are little less stuffy then some of the big towers. I just want a big open balcony and lots of retail below.

Exactly. I mean not that I don't want nice buildings downtown, it's just that the style of this with the wood-backed balconies and concrete would look great in a larger building too. Instead of a giant square of yellow or pale red stucco with balconies sticking off the sides.

This almost reminds me of a building that could get built in Tokyo or New York, assuming it were taller.


And on a semi-unrelated note, the way the retail is done here looks great. A lot of places in east austin have "retail" that really just looks like a business is renting out a ground floor apartment. Nothing seperating the stores or businesses from eachother, nothing showing its any different from the residential above other than a small sign. This is a lot better where you know it's retail, and it looks like it was thoughtfully planned out, instead of "well we took this shell blueprint from the 97 other complexes we've built around the country, but Austin requires retail so let's throw some in where we normally put the cheapest apartments."

Yeah, that's nice. I LOVE the contrasts on that. If the wood ends up looking like that it'd be beautiful. And those windows and even the concrete. I really like it.

I like it too. No cookie cutter miss mash of color. The color of the wood sets this off nicely, and the simple geometry of the shape and windows. But we're only seeing the good side and not the external stairs we get a peek at in the back.

Very nice - even the balcony guardrail design is a nice change from the standard vertical bars, horizontal cable or wire mesh you see everywhere.
