Some people on the 3rd and 4th floors of Alta Central will have a lovely view of that billboard unless it's going away at some point. I realize the photo makes it look closer to Alta than it really is, but still....

This one flew under the radar, and may start work soon: It's a high quality project.

Pinnacle Club, 164 units and 8k sqft of restaurant and retail on 3.2 acres. 2702 N 44th St. Replaces an old 2 story office building and surface parking. Approved.

I was driving around looking at projects today, and I noticed that Portrait on Hance Park has a skybridge over 2nd Street. Wasn't aware of this.

Posted a pic of it a while back. Pretty cool feature and it seems to make it look a feel more urban in the area. I'm impressed how fast Portrait is getting built. It's catching up to Willa and started much later.

Sorry, for whatever reason, I didn't see your post. I agree, definitely adds to the urban vibe.

The building at 325 N 6th Ave thats on the chopping block is very old. I'm guessing from around the late 1890s given where it shows up on the Sanborn maps.

They have begun demolition of the homes around Earl/3rd St for the Crescent project. Taking them down quickly.

the Town-homes on the north side of roosevelt around 8-9 streets have their in ground plumbing complete. so they should be coming out of the ground shortly.

The last rendering I saw was very similar to Creative House by Davis. I actually remember Davis having a rendering of Ro2, which was removed around the time that Creative House was put up on their website. This has always confused me as I had thought that Ro2 was morphed into Creative House. So I'm a little lost on this one since this plan review is by Davis for the lot 1/2 block up from Creative House's proposed site. Are they planning on 2 developments on this block of N 2nd?

My apologies. The Ro2 project is a Preapplication, which basically means the applicant is meeting with the City to discuss a proposal to find out what challenges may exist regarding site, civil or building code issues. It is not nearly the same commitment as submitting building plans, which is the next step in the process and a substantial ramp up by the applicant because now they have invested the money to develop detailed plans for development.

BrewAZ article with some details about the assemblage that resulted in Alta Marlette, the Wood Partners apartments at 7th St./Maryland. Thought some might find it interesting.

https://brewaz.com/hot-news/wood-par...nd-apartments/

One holdout owner of one of the SFHs that are making way for the complex ended up getting $650,000.00 for a 1,351 sq. ft. home on an 8,838 sq. ft. lot. The owner purchased the home in 2006 for $149,000.00. Pretty wild.

Proposals continue to creep eastward along the light rail. 136 units proposed on 1.83 acres at 22nd St./Washington.

https://www.phoenix.gov/pddsite/Docu...f%20Report.pdf

Seems like a reasonably good proposal for a difficult parcel.
