I really wonder if that will ever happen though. Kingston's population is stagnant and isn't expected to grow in the long term, and the area close to downtown is well-served by two grocery stores already (Metro and Food Basics). Most Canadian mid-size city downtowns would kill to have even just one grocery store, but the grocery chains seem to be disinterested in the mid-size city downtowns. Kingston only has what it has in its downtown because of Queen's.

You could be right; I’ve only lived here for seven months so I don’t have a solid understanding of Kingston yet. I assume without Queens, Kingston would be hurting. The City has some interesting plans, which would attract more people and business, but nothing solid and with no deadlines to do anything I can’t see things improving anytime soon.

Pretty much. The census--which excludes Queen's students from the data--showed that the entire city of Kingston only grew by about 1,500 people or so between 2011 and 2016 and the central area actually dropped by around 500 (although much of that drop is explainable by the closure of Kingston Penitentiary, whose inmates actually did count in the local census). Queen's added 1,100 students in that same time period, though, so the net population of the core including all residents would have increased by 600. A further 900 students were added between the 2016 census and now and another 300 are going to be added this September.

The city actually projects that outside of the student population, the entire city population (now at 124,000) will peak at around 135,000 in 10-15 years and then start falling, as they think the aging baby boomers dying off will not be fully offset by new arrivals.

Better rail connections to Toronto and Ottawa and increased economic development could reverse that--a theoretical HSR to Toronto (not likely in the foreseeable future) in particular could make the downtown boom like crazy as it would provide affordable urban life within commuting distance of Toronto--but that's all theoretical at this point.

In any case, I'm not complaining. Slow growth keeps this city affordable and it makes it easy for the city to plan for future needs.

This is what Kingston needs. I have never understood why people were so opposed to intensification via height, and worried about views being obstructed. All of the condo high-rises along Ontario Street block a majority of the views of Lake Ontario and the mouth of the Cataraqui River from a majority of the city anyways.

And the best part is it will have ground level retail space. Only 680 square feet (how many stores can this hold?) but still, better than a solid brick wall.

I'm not clear yet (still reading the details) if these units will be sold or rented.

And it's confusing because when I google mapped the address, if you're on street view on the side street (Albert) there's a vacant lot - but when you roll around along Princess there's a building there already, brand new. It's was kinda cool, almost magical, but clearly this isn't the same building. I can't see where this new building is going to be built, and what is the address of the one that's appearing in street view? (Yes I don't get out much, at least not to this area of town).


EDIT: I see it now, I was too far east by about one block. I see the most vacant lot now. That area will be booming soon with the number of units going in within a few blocks. I hope we see some cool stores going in, and hopefully it won't push out the smaller local places. I'm thinking of the Kingston School of Art across the street, but I'm sure there's lots of other businesses that may suffer if the area becomes more gentrified. Good and bad I guess.
