‘Complete re-imagining' of Northgate could add hotels, offices, housing

Light rail service will reach Northgate in 2021. Developers are putting up new apartments nearby, and King County is soliciting mixed-use proposals for its six acres at Northgate Station, where hotels, offices and apartment complexes could reach 240 feet.

Retail won't go away. But, Simon said, “We also see 500,000 to maybe 750,000 square feet of Class A office as alternatives to South Lake Union and Eastside office nodes. The addition of more hospitality to support this area, and, of course several hundred units of housing, are what we think is really going to strengthen Northgate's future.”

Simon last negotiated a development agreement with the city about 20 years ago that restricts its use. Now Simon says it is about to undertake a multi-year redevelopment following months of conversation with the city and other stakeholders.

Trent Development buys TOD sites in Shoreline for 400 apartments

The RapidRide E Line already links Shoreline to downtown. And two light rail stations are scheduled to open in Shoreline in 2023. For that reason, Trent Development has invested in two transit-oriented development sites in that city.

Trent paid almost $5.5 million this week for 1.65 acres at 19022 Aurora Ave. N. The 1965 warehouse/retail structure, used most recently as a gym and a bike shop, was sold by the Pearson family, which had owned it for decades. The site is directly east across Aurora from the Shoreline Park & Ride.

Yes. Link Light Rail is being built to the north (extenstion of existing line ending at Northgate Station, shown here) and East (a new line).

4.5 acres at Yesler Terrace site are for sale; high rises are OK

Seattle Housing Authority is offering to sell 4.48 acres at Yesler Terrace on First Hill, overlooking downtown Seattle.

The property, called Yesler Terrace North, is four parcels bordered by Yesler Way, Alder Street and Broadway, with Ninth Avenue running between them.

The parcels are:

• 1.14 acres east of Interstate 5 and north of Yesler Way

• 0.62 acres at the southwest corner of Alder and Broadway

• 1.53 acres at the southwest corner of Alder and Ninth

• 1.19 acres at the southeast corner of Alder and Ninth

Frank Bosl is an executive vice president with CBRE, the listing agent. He said SHA prefers high-rise commercial on the latter two parcels, but is open to other proposals.

Office space, housing and a hotel could be built there. Zoning will allow buildings up to 300 feet on much of the property.

It's worth noting that Roosevelt will have a light rail subway station in 2021. It also has great bones for transitioning from a semi-dense node with too many parking lots into a real dense node, albeit a lowrise one.

Along with the neighboring Green Lake core, I'd guess 1,500 housing units have been added within an easy walk of the future station with this decade's construction alone. The number of parking spaces in those buildings would be well under that of course.

Lake Union Partners to show 23rd & Union plan

Lake Union Partners and Weinstein A + U will show their early plans this week for the full-block redevelopment at 2301 E. Union St., generally known as MidTown Center.

Lake Union Partners acquired the block last May for a little over $23 million. Used mostly for retail and parking, the block had been owned by the Bangasser family since the 1940s. The 2.44-acre property is bounded by East Spring and Union streets, and 23rd and 24th avenues.

The preferred design has 429 units in a seven-story building with a large courtyard measuring about 12,000 square feet. There would be 258 parking spaces on one underground level, accessed from 24th. There would also be a large bike room located at grade, within the building's interior.

The building would have a large central courtyard, with three pedestrian pass-throughs.

Rainier condo complex gets design approval

PSW Real Estate cleared an important hurdle this week in its quest to build a 154-unit condominium complex in Columbia City. PSW hopes to break ground in late summer.

The development would be on a mid-block site at 5256 Rainier Ave. S. and 5217 42nd Ave. S., comprising about an acre. In a design packet filed with the city, the architects said a goal of the project is to “act as a gateway presence” for Columbia City and the neighboring Hillman City neighborhood.





The proposal calls for two buildings: a six-story structure on Rainier with 72 condos and 7,300 square feet of ground-floor commercial space, and a five-story structure on 42nd with 82 condos.

98 units are planned near University Village

With one apartment project nearing completion on Union Bay Place Northeast, just east of University Village, Jonathan “Skip” Slavin and partners are preparing a second.

The initial proposal would have about 98 units, 42 structured parking spaces, a bike room and 2,000 square feet of retail. Total project size would be about 91,000 square feet.

Barrientos + Ryan is the developer on behalf the owners. They already own one of the three parcels that would constitute the entire 20,300-square-foot site, and are in contact with the family that owns the two parcels to the east.

Those two parcels were previously used by Laurelhurst Oil Co., but have been judged to be sufficiently remediated by the state Department of Ecology.

A six-story mixed-use complex is proposed for the midblock site at 4600 Union Bay Place N.E.

Trailside Apartments near U Village may get a new neighbor: Phase II

The U Village area is expected to be upzoned this year, and more than 1,100 housing units are proposed.

Plans to redevelop the 60-year-old Trailside Apartments, west of University Village, are already well underway.

Now a partner in that 268-unit proposal, Phoenix Property Co. of Dallas, has secured a ground lease and filed a new plan for the separately owned site just to the north.

The 1.36-acre property is at 4907 25th Ave. N.E. Most identify it by tenant Chase Bank, which faces 25th.

The early plan by Phoenix and architect Weber Thompson is for a seven-story apartment building with an unspecified number of units and parking spaces.
