Now YIMBY has the reveal for the 36-story building, which has seen a slight height increase from 385 to 405 feet, thanks to a watchful tipster.

Permits have seen slight modifications since the project was first filed; it will hold 160,029 square feet of residential space, split between 198 units, and the building will also have 5,872 square feet of ground-floor retail space.

Number 69 East 125th Street apparently be the site of 12-story new construction that looks similar such buildings built in the past 10 years or so. We do not have any word if this will either be a condo or rental building but the only thing that is clear will be that the skyline at this section of East Harlem will dramatically change in the next year. According to permits filed, there will be 75 units all together when everything finishes up.

Late last month, YIMBY reported on the first permits for a new residential tower coming to 88 Schermerhorn Street, between Court Street and Boerum Place, in Downtown Brooklyn. Now, we have the reveal for the project, which is being designed by Think Architecture and Design.

Specifics for 88 Schermerhorn Street indicate the building will span just 39,040 square feet in total, which will be split between 23 units, averaging approximately 1,700 square feet apiece. Starting on the third level, each unit will take up an entire floor, until the 25th and 26th penthouse levels, which will be taken by a duplex penthouse with its own private roof deck.

The building will stand 280 feet tall, and while that would make it semi-prominent in many cities, the Downtown Brooklyn skyline has quickly filled out over the last few years. While the tower may be visible from the immediate surrounding blocks, its overall profile will be relatively invisible, especially given its extremely slender 33-foot width.

Thread Update:

1) In an effort to keep the thread neat, if anybody spots broken links on some random page, send me a PM and I will fix them and/or update them with a better rendering. Same applies for the high rise thread. Sometimes the sites hosting them drops the image, and it just looks blah.

The replacement’s exterior will blend masonry and glass, and will include 5,765 square feet of retail space on the ground floor. Above, the structure will hold 74,282 square feet of residential space divided between 52 units, for a condo-sized average of over 1,400 square feet.

NoMad’s rapid evolution has also spilled into Gramercy, and 150 East 23rd Street is symptomatic of a boom that includes Naftali’s 234 East 23rd Street, as well as larger nearby projects, like Continuum’s 45 East 22nd Street.

The new structure will replace three existing buildings, spanning 150-154 East 23rd Street, all of which have degraded significantly over time. The shortest building was particularly nondescript , and the first two floors of the other buildings had also been altered significantly from their original states.

ODA’s design will evidently nod to the old buildings with what appears to be stone cladding on the lower levels, which will yield to an angular and glassy roof. This project also looks like it will lack the boxy protrusions that characterize much of the firm’s work, instead substituting an array of variegated windows.

A building with 75,114 square feet is permitted, according to PropertyShark. However, there may be trouble in developer paradise.

According to our source, 1 Hanson Place is “overbuilt.” Soil boring tests were conducted on the lot a few weeks ago (typically this helps determine what kind of foundation is needed for tall buildings).

An old sales listing we found online warned, “The ability to build is not guaranteed.” However, it also mentioned that the Landmarks Preservation Commission gave approval for a residential development here in the past.

Plans have been filed to build a 12-story mixed-use development with commercial and community space at 46 Cook Street, between Graham Avenue and Humboldt Street near Bushwick Houses in Williamsburg.

The building will reach 124 feet into the air on a through-block lot that also fronts Debevoise Street. It will replace an old single-story, brick warehouse located just two blocks from the J/M trains at Flushing Avenue. The first two floors will hold 13,900 square feet of commercial space and 6,800 square feet for medical offices. Apartments will rise on top, beginning on the fourth floor. Each floor will hold five apartments, and the fourth will include a shared outdoor terrace.

There will be 45 apartments spread across 33,902 square feet of residential space, for an average unit of 753 square feet.

A garage with 38 parking spots and 14 bike storage spaces will take up the third floor, and a commercial garage in the cellar will hold another 69 cars. Overall, the project will have 107 parking spaces, which is far more than the city’s zoning code requires.

The developer also gets a significant bump in floor area—roughly 17,000 square feet of interior space—for including a community facility.
