Back in early September, in the midst of the Great Filing Frenzy of 2014, permits went up for a new residential tower spanning 38-46 West 33rd Street, just southeast of Herald Square. Now YIMBY has the reveal for the 36-story building, which has seen a slight height increase from 385 to 405 feet, thanks to a watchful tipster.

Permits have seen slight modifications since the project was first filed; it will hold 160,029 square feet of residential space, split between 198 units, and the building will also have 5,872 square feet of ground-floor retail space.

265 State Street

Last December, foundation work started at 265 State Street, in Boerum Hill, where the Carlyle Group is developing a 20-story, 128-unit mixed-use building. Brownstoner now reports the building is up two stories above street level, and 70% of the structure’s units are in contract. Dubbed The Boerum, a hotel will occupy the first six floors, and retail is expected on the ground level. Flank is the design architect, and Goldstein Hill & West is servings as the architect of record. Completion is slated for 2016.

Project: 45-40 Vernon Boulevard

To the surprise of absolutely no one, another Long Island City warehouse will be razed for an apartment tower. New York YIMBY and the Real Deal spotted the permits for the new building, which will replace the old Paragon Paint factory at 45-40 Vernon Boulevard between 45th Road and 46th Avenue. Simon Baron Development and CRE Development will be putting a 28-story, 296-unit tower designed by SHoP Architects in its place. The new tower is just a few blocks away from the SHoP-designed buildings of Hunters Point South.

Project: 69 East 125th Street

Demolition of an old tenement building just a couple of doors down from the new restored Corn Exchange Building is currently happening now and the sidewalk shed has more on what will arise on the adjoining lots. Number 69 East 125th Street apparently be the site of 12-story new construction that looks similar such buildings built in the past 10 years or so. We do not have any word if this will either be a condo or rental building but the only thing that is clear will be that the skyline at this section of East Harlem will dramatically change in the next year. According to permits filed, there will be 75 units all together when everything finishes up.

When all is said and done, the building is projected to be a 22-story building on the existing 20-foot-wide and 200-foot-deep lot.2 The building is expected to deliver in Spring, 2016.

Late last month, YIMBY reported on the first permits for a new residential tower coming to 88 Schermerhorn Street, between Court Street and Boerum Place, in Downtown Brooklyn. Now, we have the reveal for the project, which is being designed by Think Architecture and Design.

Specifics for 88 Schermerhorn Street indicate the building will span just 39,040 square feet in total, which will be split between 23 units, averaging approximately 1,700 square feet apiece. Starting on the third level, each unit will take up an entire floor, until the 25th and 26th penthouse levels, which will be taken by a duplex penthouse with its own private roof deck.

The building will stand 280 feet tall, and while that would make it semi-prominent in many cities, the Downtown Brooklyn skyline has quickly filled out over the last few years. While the tower may be visible from the immediate surrounding blocks, its overall profile will be relatively invisible, especially given its extremely slender 33-foot width.

Project: 7 West 21st Street

Friedland Properties has landed an $182 million mortgage to finance their planned 14-story, 239-unit mixed-use building at the vacant thru-block property at 7 West 21st Street, in the Flatiron District. A number of units will be affordable, and 8,210 square feet of retail is planned on the ground floor. Morris Adjmi Architects is designing, and the project was approved by the LPC in 2013, according to The Real Deal.

Project: 38 Sixth Avenue

Building permits have slowed to a trickle while the state legislature tries to reach a compromise on 421-a, but construction continues. Work has officially kicked off at 38 Sixth Avenue, where Greenland Forest City Partners will construct their fourth building in the Pacific Park megaproject.

The 23-story development will rise at the northeastern corner of Sixth Avenue and Dean Street, making it the third building to rise on the superblock between Pacific Street, Dean Street, Sixth and Carlton Avenues.

Construction Update: 34-46 Vernon Boulevard

Alma Realty’s gigantic 17-story, two-tower development is growing along the Long Island City waterfront at 34-46 Vernon Boulevard.

Work began in the fall after the DOB greenlighted a new set of permits, and the structure appears to have reached 13 and 14 stories respectively. The most recent plans call for 404 apartments divided across 298,535 square feet of residential space. That gives us an average 738-square-foot apartment, meaning rentals are likely.

Project: 150 East 23rd Street

The 19-story project is being designed by ODA Architecture, and we now have the reveal for the building, which is being developed by Kent Chang of LKH 23rd LLC.

The replacement’s exterior will blend masonry and glass, and will include 5,765 square feet of retail space on the ground floor. Above, the structure will hold 74,282 square feet of residential space divided between 52 units, for a condo-sized average of over 1,400 square feet.

NoMad’s rapid evolution has also spilled into Gramercy, and 150 East 23rd Street is symptomatic of a boom that includes Naftali’s 234 East 23rd Street, as well as larger nearby projects, like Continuum’s 45 East 22nd Street.

The new structure will replace three existing buildings, spanning 150-154 East 23rd Street, all of which have degraded significantly over time. The shortest building was particularly nondescript , and the first two floors of the other buildings had also been altered significantly from their original states.

ODA’s design will evidently nod to the old buildings with what appears to be stone cladding on the lower levels, which will yield to an angular and glassy roof. This project also looks like it will lack the boxy protrusions that characterize much of the firm’s work, instead substituting an array of variegated windows.

Joseph Moinian’s the Moinian Group is planning to erect a 28-story mixed-use residential building at 102 John Street in the Financial District, according to permits filed Tuesday with the city’s Department of Buildings.

An existing five-story building on the site, located between Gold and Pearl streets, will get a vertical enlargement, according to the filing. The proposed 336-foot-tall development will house 92 residential units across more than 140,000 square feet of space, as well as nearly 59,000 square feet of commercial space.

Project: 130 St Felix Street

(Potential Highrise, will update it with new news as it arrives)

Located at 130 St Felix Street, the lot is steps from Atlantic Terminal, wedged between a BAM theater and the iconic Williamsburgh Savings Bank Tower. Naturally, we’re predicting condos.

The seller was the sponsor of the condo building next door at 1 Hanson Place, Canyon Johnson Urban Funds. The sponsor and the condo association of 1 Hanson Place negotiated an easement on the lot, used for parking, more than a year ago, according to public records.

A building with 75,114 square feet is permitted, according to PropertyShark. However, there may be trouble in developer paradise.

According to our source, 1 Hanson Place is “overbuilt.” Soil boring tests were conducted on the lot a few weeks ago (typically this helps determine what kind of foundation is needed for tall buildings).

An old sales listing we found online warned, “The ability to build is not guaranteed.” However, it also mentioned that the Landmarks Preservation Commission gave approval for a residential development here in the past.

Project: 46 Cook Street

What it will replace:

Plans have been filed to build a 12-story mixed-use development with commercial and community space at 46 Cook Street, between Graham Avenue and Humboldt Street near Bushwick Houses in Williamsburg.

The building will reach 124 feet into the air on a through-block lot that also fronts Debevoise Street. It will replace an old single-story, brick warehouse located just two blocks from the J/M trains at Flushing Avenue. The first two floors will hold 13,900 square feet of commercial space and 6,800 square feet for medical offices. Apartments will rise on top, beginning on the fourth floor. Each floor will hold five apartments, and the fourth will include a shared outdoor terrace.

There will be 45 apartments spread across 33,902 square feet of residential space, for an average unit of 753 square feet.

A garage with 38 parking spots and 14 bike storage spaces will take up the third floor, and a commercial garage in the cellar will hold another 69 cars. Overall, the project will have 107 parking spaces, which is far more than the city’s zoning code requires.

The developer also gets a significant bump in floor area—roughly 17,000 square feet of interior space—for including a community facility.
