New Downtown Denver Project: 1501 Tremont Place
Brookfield Properties, owner of Denver's tallest building, Republic Plaza, is moving forward with plans for a major new office tower, 1501 Tremont Place, located along 15th between Glenarm and Tremont behind the Denver Pavilions on Block 196.
The project is a 34-story, 494' tall tower containing a total of 730,000 square feet of Class A office space. The building's program includes two levels of underground parking, a two-story lobby with ground-floor retail, seven additional stories of structured parking, 26 stories of office space, topped with a 30' tall mechanical penthouse. For extra reference, Brookfield has apparently already been actively marketing this tower for sometime. Furthermore, this plot has always been a highly probable spot for a tower by Brookfield, who announced a tower on this very spot in the late 90's. It is good to finally see a viable proposal arise from all the previous schemes, and with a great design! This tower will help intertwine with the Denver Pavilions to better the pedestrian experience along 15th Street, and will be LEED Gold Certified to boot! I would love to see this one get out of the ground once enough tenants have been found.
