The development agreement for Sub-Areas 7 & 8 has been initiated and will be moving forward into public consultation in the near future. These two Sub-Areas are located southwest of Kearney Lake Road and will include a connection into Kingswood therefore I imagine they will have a more rural appearance than the rest of West Bedford. They will be separated by the Highway 113 corridor.

In other news construction of the extension of Larry Uteck Boulevard towards Kearney Lake Road has begun. Sub-Area 5 which is attached to this new road will begin construction in the new year.




SUB-AREAS 7 & 8 PROPOSED DEVELOPMENT AGREEMENT!

"West Bedford Holding has made an application for a development agreement (legal contract) for a mixed used (residential, institutional and commercial) subdivision at Sub-Areas 7 and 8. Sub-Areas 7 is 196 acres in size and Sub Area 8 is 191 acres in size.Sub Area 7 and 8 of Bedford West are bounded by Kearney Lake Road, Belle Street, Colins Road and Blue Mountain Estates subdivision and is bisected by the proposed Highway 113.

The proposal for Sub Area 7 includes the following (approximate):

- 181 acres of residential development
- 316 low density residential dwellings (mix of single unit, semi-detached or townhouse dwelling units).
- 798 dwelling units in multiple unit dwellings.
- 2.6 acres of institutional uses.
- 12.2 acres of commercial land uses.

The proposal for Sub Area 8 includes the following (approximate):

- 159 acres of residential development
- 381 low density residential dwellings (mix of single unit, semi-detached or townhouse dwelling units).
- 708 dwelling units in multiple unit dwellings.
- 5 acres of institutional uses.
- 22 acres of commercial land uses

The subject properties fall within the policies of the Bedford Municipal Planning Strategy and the Beaver Bank, Hammonds Plains and Upper Sackville Municipal Planning Strategy, specifically within the Bedford West Secondary Planning Strategy which is contained within both documents. Some of those houses in Bedford West look good - I'm so used to the cookie cutter crap that comes out of these outer suburban projects.

Traffic lights are going to be installed at the Gary Martin & Hammonds Plains intersection sometime in the next few months.

123 Gary Martin Drive, the building with all the house shapes on its facade: brick lower and colourful siding (that seems a little faded now) upper? It's a Nursing Home.

The Domvista's website has been updated. The first residents will move-in in September 2014.

There's some nice photos on the website of the surrounding neigbourhood.

All units are two bedrooms (some with den). Prices range from $259'000 - 369'000.




WBC09D now has a name and a website. Darya Suites will be at 70 Gary Martin Drive (northeast corner of Innovation Drive). What sets this building apart from most is the presence of 6'000 sq ft ground-floor retail along Gary Martin Drive. This is the first retail in the Parks of West Bedford! Ariana Developments is behind this project that is under construction.

I drove through today. I have some photos but it was pretty dark so I'll only post one for now ;



At least three buildings are under construction on Innovation Drive including the Darya Suites. The Domvista (shown above) is looking good.

Land clearing has begun for Waterberry Park off of Kearney Lake Road. Phase I is allowed before the Larry Uteck Boulevard Extension has to be opened.

I saw new plans for that new area around Kearney Lake at the home show on the weekend. Oh, like you said, Waterberry Park. In my head I keep calling it "Waterton." They're opening it up in the Fall apparently.

Photo of the prep work going on for Waterberry Park. This is the scene near the bridge on Kearney Lake Road (photo taken by me today);



Also I couldn't get a picture but I noticed work continuing on the Larry Uteck Boulevard Extension. There is an overhead sign visible from the roundabout and I imagine once the ground defrosts work will start on curbs and pavement.
