While I was in NYC, I noticed that One Liberty's black paint job is getting worn in places and could use a retouching. Other than that, it's a handsome tower, looking like it could kick ass and take names.

Where One Penn is concerned, I like that skyscraper. The only thing I notice is that some of the windows don't seem to match, looking noticably lighter or darker, depending on the light. It's like they don't quite reflect the light the same way as the others do. Replace those so that they match, and it would be all good.

I like how the Willis tower look now.its fine. Verizon needs to be refurbished......NOW!

First Canadianplace will need a refurbish because they made the same exact mistake as they did before. They won't need a touch for a while though.

I don't have a problem with concrete, but this one never sat easily with its surroundings. Now it blends in so well with the sky, I can't take my eyes of it, when I'm in the centre of town.

I'll second that. It's perfect as is. I don't have a photo, but Chase in Houston badly needs a reclad, especially considering it's the tallest building in the city and stands out so much. Anything would be better than that dingy gray. Maybe a good cleaning would help. I'd like to see all glass (silver, maybe even black?).

RE: Willis Tower (Sears) current look.

Recladding will not change the iconic and undisputed intent of the exterior but simply replace an inefficient and failing envelope.

One Astor Plaza, another Times Square neighbor can use a reclad more than those 2 mentioned:

Just to show what a re-cladding can do to a skyscraper:

First Canadian Place in Toronto:

For those who don't know, the re-clad consists of removing the marble panels that had been falling off the side of the building recently, and replacing them with fritted white glass panels. Also, replacing the corners with "bronze" glass..

^I've always had a thing for the FBT (First Bank Tower), and that recladding job is a total win I have to admit, I thought the idea of carrara marble skin was pretty cool, but if it's deteriorated badly enough, then replacing it is a kindness. It used to be a source of pride, but now looks so worn that it's a source of shame. Aside from the bronze in the corners, I'm glad they went with something that doesn't make the building look radically different.

One thing I truly hope owners/architects keep in mind when considering a re-cladding is what it will do to the other elements of the building. Will the new spandrel and glazing be high performance? If so, your mechanical needs will be reduced. Will they have higher light penetration levels? If so, your lighting needs will diminish for much of the day/year. Will you choose to incorporate operable windows on some or all floors? If so, mechanical cooling will be reduced, but how will this need to be compensated with air balancing and pressurization?

We are just entering an era where buildings from the 40s, 50s, 60s, are beginning to have envelope failures and beginning to need extensive if not comprehensive renovations.

Will we choose to renovate in the traditional sense or perhaps reimagine the building and look at how to future proof it for the next 25-50 yrs?

Ho I swore they just re marbled them, so that's why I thought they would fall off again becuase of moist.
