A thread for the next tallest building in Western Canada is long overdue. The rezoning for Phase 1 is up for 3rd reading next week.

Project totals for all phases:

-2,822 residential units, 2,474 strata & 348 rental, plus 405 affordable units delivered off site at Carrigan Court
-515,000 sqft office commercial (phase 1)
-54,000 sqft retail commercial
-172 room hotel (phase 2)
-18.9 FSR

Okay, so the heights I got looking at the diagrams to the top of the roof, is 238.5 metres for tower 1A, and 255.3 metres for tower 1B.

A single super tall would look better for phase one, but I’ll still take it. I know any major change now will mean years of extra limbo time.

Yeah a single super tall with a wider floor plate, or even one that tappers away towards the top, would make things feel less compact here. Though there might be a market for this highly compact cluster of high rises that's coming down the pipeline at Lougheed. I don't necessarily think I would want to live here myself, but I do recognize the benefit of providing options for people that do want to live in this sort of neighbourhood. It'll be interesting to see what the effects are long term on prices.

My only issue with the development is the two towers almost touching each other. It's a tight lot for two tall towers.

Taking 15 floors of the shorter tower, and adding those to the taller one would help with the cluttered appearance a bit.

Or find a way to offset them better, like the windows of each tower face directly into the opposite tower, yikes. Or just remove one of the towers completely and add the floors to the remaining towers

25 elevators in Phase 1. Eight for the office floors, eight for each tower and one dedicated bike elevator. The residential tower lifts are split four the 47th floor and bellow and four for those above the 47th. The machine room for the lower set of lifts is shown on floor 64 with residential unit bathrooms in what would be the elevator shaft for floors 48-63, the cables must run through ducts in the walls through these floors.

lets hope these get built. i would have liked to see the 15 extra floors on the taller tower; that was a good idea. i assume it had to do something with economies of scale. theyd probably need another elevator going higher.

Surely the economics don’t depend on the full build-out. One less tower and some reasonable spacing is in order.

This may be a dumb question, but where do you find this information? I was on the City of Coquitlam development application website and I can see all the submitted projects and the different stages they're in, but only the basic information (approved or not). Where do you find the specific details about each project?

Are these guys a well known developer? I haven't heard about them before and from their website, they have only built 2-3 buildings in Vancouver.
