Favourite downtown residential proposal

Out of the many residential proposals for downtown (CDB/Beltline/Eau Claire/East Village), which proposal is the one you'd like to see built and why?

The most recent proposal by Great Gulf isn't included as it's still new and not much info out there yet.

GWL Eau Claire - pretty transformational for that part of downtown - two full city blocks.

I went with that too. I like the design better for the Eau-Claire market redevelopment (doesn't appear to be listed), but at least that site currently has active retail use. The 7 tower site just looks brutal in its current state. Can't wait to see pile drivers on a least one of those lots. Really hope it's soon.

It was tough to decide between the 7 tower project, The royal, and the RicoCan project in East Village. I chose The Royal, even though it is only one tower compared to the 4 residential towers in the Eau Claire 7 tower project, just because of it's location. I think having an urban grocer and added density will give the Beltline it's own centre of gravity, and solidify the 8th street corridor into downtown.

Ditto. I hear from contacts that the amount of thoughtfulness put into this project will blow a lot of people away in comparison to most cookie-cutter buildings being proposed.

Out of these choices, the 7 Tower proposal - filling in that two-block gap will be fun to watch.

I'm also very excited for the Anthem Erlton site!

I voted for The Royal, mainly because it's easier for me to visualize the effect it will have. The GWL proposal might be the logical choice, but I just can't visualize the project yet. It seems too conceptual. Ulimately I would be happy with any of The Royal, GWL, or the RioCan project getting built.

You want me to only pick ONE! If I only had one choice I would say Royal because I think it will be a game changer along 8th. But very close behind is GWL Eau Claire as well as West Village towers, Verve and last but not least Avli.

All of these developments have some level of excitement. The only development I am still not sold on is the 7 tower Eau Claire development, with the exception of the microphone. This development looks like drab filler IMHO. I hope we hold out for better.

Interesting results. I thought I would be the only one who picked The Royal. I also thought the RioCan proposal might get a few more picks, a Loblaws and Canadian Tire in the East Village would be a game changer.

I'm still undecided about the GWL proposal. It could easily be the best choice, but I would need to see a few more details. It has great potential, but it could also turn out be just a collection of sterile buildings.

With the Royal, I know exactly what it'll bring. Maybe less potential than the GWL one, but it's pretty much a guaranteed success.

My thoughts too. With all of the new developments within a few blocks of the Royal (Aura, Aura II, Mark, Smith, WAM) I think Mount Royal Village will become the epicentre of the Beltline, and would spur on more retail right around that area.

I vote for the tallest one - and use my proxy from TallBob for the same.
I wish something like the old Exchange proposal would come forward.

For the record I voted for RC/EB in EV. I really hope the west end towers go ahead as well to get some new height in the west part of the skyline.

West Village Towers.

This is the most important resi development in the last while, as the West End of downtown is hurting in a big way. The public realm there is abysmal at best and is begging for rejuvenation. IMO the Royal is the best resi site in the Beltline, but this area is already bumping. It is a nice piece to what is already happening along the 8th Street and 17th Ave corridors. West Village Towers, along with WAM's Metroford project and Strategic's 4 tower deal, will truly change the fabric of the West End.

The Eau Claire project is a close second. The amenities it will create for the Eau Claire area will be a big boost to an otherwise under served location.

They are the exact same development

If you meant the market redevelopment in the first paragraph, that is being done by Harvard Developments.

I think the Great Gulf project would get a few votes. Really good sign when these types of developers are eager to expand here. I think we'll see a steady stream of projects continue to launch though at a slower pace, though once the economy bounces back we might be in for our largest inner-city residential cycle to date.

Toronto developer looks to build two-tower condo project in East Village

Toronto developer Great Gulf is hoping to make its first foray into the Calgary residential real estate market with a proposed two-tower development in East Village, just east of the federal Harry Hays building.

Christopher Wein, president of Great Gulf Residential, said the project, at 304 Macleod Trail S.E., would include 443 units in towers of 22 and 24 storeys.

A development permit application has been submitted to the city.

“We’re really designing the units for urban professionals that want to live downtown,” said Wein. “We think Calgary has got a very dynamic, exciting downtown. We think it’s a city that is going to continue to grow and continue to attract lots of young professionals both from within Canada and immigrants coming from overseas.”

From a design perspective, he said the company wanted to bring something different to the marketplace. Wein said there are many local and Vancouver-based developers who are very active in Calgary condo development.

“We thought now was a good opportunity for us to start to develop in Calgary,” he said.

“It architecturally creates quite a striking project. Quite a striking two towers.”



Wein said the company is working on a sales and marketing strategy and it hopes to enter the market in late fall of this year or early in 2016.

“Depending on how the market reacts to our project and how sales perform, then we would hope to get started on the project construction-wise as soon after launch as we possibly can,” he said. “Usually we like to bring a project to market and let it have a sales process that runs sort of maybe for six months before we would look to a construction start.”

Wein said Calgary’s downtown has a lot of room to grow in urban density.

“Calgary has a very dynamic downtown with respect to office and retail and recreation. However, we think it is under-served residentially. Calgary is quite a big sprawling city. I think it’s historically not had a great deal of truly downtown residential development,” he said.

“We’re certainly seeing some good success with East Village and the Beltline has always performed quite well.”

He said Toronto has had much success with residential towers close to the central business district and the company is quite excited about its potential development site in Calgary.

“You’re right on the edge of the central business district and from a recreational perspective, we’re slightly set back from the (Bow River) and the RiverWalk which we think is a tremendous natural asset to the City of Calgary,” said Wein.

The transformation taking place on the east side of Calgary’s downtown is staggering, said Susan Veres, spokesperson of Calgary Municipal Land Corp., which is developing the East Village area just east of City Hall.

“East Village may be a considered a catalyst for this type of investment and this particular project by Great Gulf will be a great complement to the plans we have been rolling out.”

Calgary Councillor Druh Farrell said it’s exciting to see developers from outside of Calgary bringing new ideas to the city.

“Their approach is often different,” she said. “They’re bringing in high-quality architecture and high-quality public realm (landscape). They’re raising the bar.

“It’s not surprising that we’re now starting to see the private landowners look at developing their properties in the East Village. We expected that the city needs to go first (with CMLC development) but now we’re starting to see the private landowners bring forward plans and it shows the optimism for East Village but also that urban living.”
