Project: Aventura Mall Expansion #2 (A second one)

Sears is planning to demolish their store at Aventura Mall (which they own), and redevelop the site into a mixed-use project called Esplanade at Aventura.

Esplanade will include a hotel, shops, and restaurants.

This is the second planned expansion of the mall submitted this year. Separate plans for a new three-story wing were submitted by Aventura Mall earlier this year, which would make the mall the second-largest in the U.S. behind The Mall Of America in Minneapolis.

Wow! I didn't realize that. Lots of changes, huh? They getting more extremely overcrowded. The traffic is so terrible. Too much traffic. You have avoid the Aventura Mall. We won't be there. It could be worst.

Yea with respect to traffic, thats something I've noticed that has gotten very bad in S.Florida when I was there. The roads are clogged. Coming from NJ, I thought the traffic was bad here, but its provincial compared to this metro. But in terms of this expansion (along with the 1st as well), it will secure this mall as one of the largest in the nation.

Update:

Florida Fullview Immigration Building LLC has submitted plans to redevelop the former INS building at the corners of 79th Street and Biscayne Boulevard.

The project will be called Triton Center. The original building, which was constructed in the 1960s as the Gulf American, will be refurbished. Several other buildings on the site will be demolished.

Plans for the project have been tweaked from those that were published in the Summer (a separate design was submitted earlier this year). The new plan calls for:

* 135 hotel rooms
* 317 residential units
* 24,000 +/- square feet of retail
* 576 parking spaces
* The UDRB will review the latest design at a meeting tomorrow.

Add Inc/Stantec is the project architect.

Miami’s Frost Science Museum construction nearing key milestones.

The planetarium at the Patricia and Phillip Frost Museum of Science soon will look like a gleaming white orb rather than the lower half of a giant gray ball. And the Gulf Stream Tank aquarium finally looks like something that will eventually hold 500,000 gallons of water.

Nearly three years after breaking ground — and six months after replacing its former construction management company with Skanska USA — the museum is hitting some key milestones as the finish line starts to inch into view.

“It’s an extremely exciting time to witness everything that’s going on,” said Victor Alvarez, vice chair and secretary of the museum’s board of trustees.

Workers finished pouring the roof deck on the north building of the complex earlier this month. Next week, work is scheduled to start enclosing the planetarium dome, a process that will take about two weeks.

And sometime in mid-December, contractors expect to be able to pour the concrete for the giant aquarium that will become one of the $300 million museum’s key attractions. To complete that step, workers will need to work out the logistics of bringing in 140 trucks of concrete for a continuous flow (and work around traffic that might be heading to events at nearby performing arts or sports venues).

“It’ll be a well orchestrated, all-night event into the following morning and day,” said chief operating officer Frank Steslow.

Museum officials are aiming to open the new building in Museum Park by early summer 2016.

The county received an application by Miami-based 7220 NW 36th Street Investments, a company owned by Tobin T. Cobb and Justin Kennedy, to built a six-story, 125-room Aloft hotel, plus 9,000 square feet of retail and restaurant space in two neighboring buildings.

Dolphin Mall will add five restaurants, more parking

Dolphin Mall’s current expansion and renovation will add five new restaurants, additional and improved valet parking, and 1,210 new parking spaces to the Sweetwater shopping center.

BRIO Tuscan Grille, Burger & Beer Joint, Cabo Flats, Kona Grill and another yet-to-be-named restaurant will debut next year, the mall said Tuesday.

Dolphin Mall has 240 retailers, restaurants and entertainment options. The expansion is expected to be completed by fall 2015.

So Miami's next tallest building, the 80-story Panorama tower, had its first tower crane begin assembly today and I snapped a short hyper lapse video of it from my apartment. Apologies for the vertical orientation of the video but it would have been less interesting had I taken it in landscape mode.

Project: Meliá Costa Hollywood Resort

Meliá Hotels International announced that it will open and manage the 304-room condo hotel Meliá Costa Hollywood Resort opening in 2015.

Hollywood-based Liberty Grande LLC developed the six-story property at 777 North Ocean Drive in Hollywood.

The 304-room property will include a spa and fitness facility, a rooftop pool deck and five restaurants.

The 113-unit waterfront complex off Donald Ross Road and Prosperity Farms Road is being led by Frankel Enterprises, developer of the Jupiter communities of Admiral’s Cove, Valencia and San Michele.

The development is on 14 acres, and will include two buildings with four floors of living space above an enclosed parking garage. A 24-hour manned and gated entry, fountains and garden walks are also included.

The first building, which is now nearly half sold out, is expected to be completed by mid-2016.

Triptych – 400,000-Square-Foot Hotel, Office And Gallery Space Proposed For Midtown

HES Group CEO Francisco Arocha will submit plans at the beginning of next year to build ‘Triptych,’ a 400,000-square-foot project across from Midtown Miami.

Triptych will be a 20-story tower built around an art concept. Arocha told Miami Today that the project will include a 300-room full service lifestyle hotel. It will also include 50,000 square feet of office space, 50,000 square feet of luxury retail, a 7,000 square foot ‘important art gallery’, a 10,000 square foot rooftop restaurant and over 500 parking spaces.

Willy Bermello (One Broadway, Skyline on Brickell) is the architect.

Arocha is developing several Aloft hotels in Miami. His company bought the Triptych property at 3601 N. Miami Ave over the summer for $12.25 million.

Exec. immigration action could boost Miami real estate market

President Barack Obama’s recent executive actions designed to overhaul the immigration system could help boost the rate of real estate development in Miami, some experts say. One of the president’s initiatives calls for modernizing and improving immigrant programs aimed at boosting inbound investment and entrepreneurship, said Helena Tetzeli, a corporate immigration attorney with Kurzban Kurzban Weinger Tetzeli and Pratt in Miami.

“Part of the overhaul will expand programs like the EB-5 visa or create similar programs,” Tetzeli said, referring to a visa that can lead to citizenship if a foreigner invests at least $500,000 in U.S.-approved real estate projects and creates at least 10 jobs here. South Florida developers are increasingly using the EB-5 program to help fund a new wave of residential and commercial development.

“Miami is the focus of foreign investment in Latin America and to a certain extent Europe as well,” said Miami real estate consultant David Dabby, with Dabby Group Advisors in Coral Gables. “So any [initiative] that brings more foreign investment to Miami is better for our economy.”

Newly Proposed Sunny Isles Project Includes Condo & Hotel Units On The West Side Of Collins Avenue

A developer submitted plans for a 26-story condo and hotel building in Sunny Isles known as Cornfeld West, but the project is in redesign and will likely be reduced in height.

The proposed building would be on the west side of Collins Avenue, and would have exceeded the height limit of 15 stories for the site. Commissioners voted to defer the project last month rather than grant a variance.

Under plans reviewed by the commission, the project would have included 122 condo units and a 150-key hotel. The revised project could still be similar in size, but will be shorter and bulkier.

The land, which is behind Marshalls at 16800 Collins Avenue, is currently being used as a parking lot for the Newport Hotel. A 1998 site plan that was approved by the city called for a parking garage on the site to serve the hotel.

Yotel-branded hotel coming to downtown Miami

A Yotel hotel — known for packing essentials into small rooms dubbed “cabins” — will open in downtown Miami in 2017.

Aria Development Group, based in Miami and New York, announced plans for the hotel at 227 NE Second St. on Tuesday. In addition to 250 cabins, a restaurant, bar, pool deck and gym, the mixed-use project will also include apartments.
