Ask and you shall receive. I was at a 'Transportation Techies' meet-up in December that was hosted at the Wonderbread building but unfortunately, although I got plenty of really good free beer and catered barbecue and even a pair of free Capitol Bikeshare socks, I didn't take any photos of the interior. My friend who got married this weekend also works in the Wonderbread building for a non-profit.

Bid approved to build skinny downtown HQ

"No one can question how truly unique this particular property is," said Lloyd Jordan, the BZA chairman, before the panel voted 3-0 to support the request.
The lot, acquired by Hill in late 2012 for $2.13 million, is currently home to a commercial building that dates back at least 150 years. Elizabeth Keckley, Mary Todd Lincoln's friend and dressmaker, lived there in the 1860s. Much of its facade will be retained as part of the new building, according to BZA filings.

"A six-story residential development of between 160 and 170 residential units is on the boards for one of the highest points in Columbia Heights.

The project, from Aria Development Group, would be located at 1309-1315 Clifton Street NW (map), down the street from Cardozo High School. It would consist of a new building at 1309 Clifton Street NW and the renovation of an existing building at 1315 Clifton Street NW. The project architect is Cunningham|Quill Architects..."

Southwest developments

Here are a few photos I took of two developments in Southwest this afternoon. The first one is part of the PN Hoffman's Wharf development at 6th and Maine Avenue.





Here is a photo I took of 1001 4th Street, SW, which will have 365 apartments. This is located just up the street from the Southwest Waterfront metro station and Safeway.

Hine School Development to Move Forward After Court Denial

It is good to see the Court of Appeals have some sense here. The NIMBYs have been fighting this development for far too long. This is directly across the street from the Eastern Market metro station-- exactly where more housing should be located.

"The delayed Hine Junior High School redevelopment can finally move forward after the DC Court of Appeals denied a rehearing of a lawsuit against developer Stanton-Eastbanc, court documents show. News of the court’s decision was first reported by The Hill Rag.

The development has long been in limbo due to a legal challenge by a group of neighbors who oppose the project. The mixed-use plan for the site (map) would include about 160 residential units, 61,000 square feet of retail space, office space, a plaza and underground parking. It would also include some space for the neighborhood’s beloved market, but not as much as what’s there now.

Stanton-Eastbanc’s Planned Unit Development (PUD) for the site was approved by the Zoning Commission in 2012, but the project has been caught up in the District’s court system ever since…"

Washington D.C. ranked third in the nation for multi-family developments for 2014. After NYC, and Miami.

Would explain the flurry of development going on in the capital.

Douglas Development's latest Takoma project moves forward

Douglas Development will begin construction next month on a pair of buildings (totaling 99 apartments) and three single-family homes in the Takoma Park Historic District. The project is expected to take 15 months, with a scheduled completion date of spring 2016.

The apartments, at 6918 Willow Street NW and 6925 Maple Street NW, each have three stories with a basement and roof deck. The 99 apartments--studios, one- and two-bedrooms--are split equally between the two buildings (50 and 49 units).

According to a Douglas Development representative, the project is all-residential, with no retail component. There will be 92 spaces in a parking lot; each of the single-family houses will have parking spaces.

The project will have a total of 102 residential units, including the three single-family houses. Of that total, 11 units will be designated affordable housing, split 10 apartments and one house.

Location and layout made this Silver Spring office building a good bet for a conversion.
Those that have been reading UrbanTurf closely over the past few months know that an interesting trend has emerged in the DC area development market: a number of office buildings are converting into residential projects.

And it’s not just offices being renovated into residential buildings, either; developers are also looking at commercially-zoned land or land occupied with offices as ripe teardown opportunities for residences.

Take ProMark Development and architecture firm BKV Group’s conversion of a former office building in downtown Silver Spring. The building at 1320 Fenwick Lane (map) where a 102-unit condo project is planned, was vacated in 2014, making way for a conversion.

“There is a slowdown, particularly in the suburban office market,” ProMark’s Pete McLaughlin told UrbanTurf. “Meanwhile, the outright rush of demand to multifamily rental product has been extraordinary.”

McLaughlin’s referring chiefly to the region’s record-setting absorption rate, which measures how fast new apartment products are snapped up by renters. In 2014 the rate set records, with 11,237 Class A apartments absorbed during the year, according to real estate data firm Delta Associates...

One zip code EOTR enjoyed the fastest price growth (by percentage) in DC. Nearby Congress Heights also saw strong growth

L'Enfant Plaza development

As of now, although the L'Enfant Plaza mall and food court has been modernized and greatly enhanced and there is a office building currently under construction, there has yet to be any residential development. This should greatly improve the Portals area as this collection of office buildings and the Mandarin Oriental hotel are pretty isolated.

"In what would be the first residential building south of the Mall and north of the SW freeway since urban renewal, Republic Properties has proposed a 15-story, 440-unit residential building at 1399 Maryland Avenue, one of the remaining undeveloped parcels at The Portals. This site was originally planned as office, but Republic Properties switched course and now wants to move forward with the project as residential. The Portals currently includes three office buildings and the Mandarin Oriental Hotel. With this new residential building added, there would remain one undeveloped parcel which is currently slated as office...."

New Apartment Complex, Park Coming to Courthouse Area

Gables North Rolfe Street is planned as a two building, 400,000 square feet, 395 unit apartment complex on the 1300 block of N. Rolfe Street, in the Radnor / Fort Myer Heights neighborhood, just off of Route 50.
The tract of land on which the project will be built is steep, wooded and also includes a handful of older single family homes and small apartment complexes. Because Arlington County owns three parcels of land on the site, it has been able to work with developer Gables Residential on a number of public benefits.

Among the the benefits, to be paid for by the developer:

A new, 8,000 square foot public park that will include a 200-year-old tree
LEED Gold certification for the apartment complex
Thirty-nine units of committed affordable housing
A stand-alone, 14-unit transitional living facility, for those recovering from substance abuse. This will replace the existing Independence House facility on the site, according to Arlington Dept. of Human Services spokesman Kurt Larrick.
