-Current building is 220,000 sq ft

-New 45’ wide riverwalk

-less than 150 parking spaces

1,350,000 sq ft of rentable area

-40’ high lobby on Wacker Drive

-Stepped core because of the dynamics of the sight

-three columns get transferred to one along the riverside of the tower

-50% of the site will be accessable

-Roughly 44,000 sq ft site

-20,000 sq ft of riverwalk and landscape area.

-cable glass wall lobby

-Current about $1,000,000 a year in taxes (Class A space generates $10-14/rsf per year

-Leed Silver? At least LEED GOLD

-36 month construction schedule (including demo)

-podium last on the north side as that area will be used for staging.

-Using lower Wacker as much as possible

-Parking from lower Wacker Dr.

-No start date yet? Waiting for an anchor. Talking to people/interest shown, but no one has signed up yet.
