It'll be awhile until we see any movement on this one. For starters Ovation is right next door and it sounds like they won't do anything to this site until that's complete.

Also it's in the 'Skytrain Precinct' (where they want high density mixed use) of the 'Tower Precinct' (where they want tall towers). An 8 storey hotel is lower than what they want in that location.

Hopefully the City would push for a taller hotel, as opposed to residential.
A hotel would create more activity than residential would.

I agree that it won't be a while for this development but not for the reasons stated. The primary issue is that the rezoning and approval process is only just getting started. I'd expect a year to get through the process. Then you have presales, lining up the construction etc so probably 1.5 years before shovels are in the ground at the earliest. The hotel "only" being 8 stories is a non-issue. The FSR on the entire site is still in line with neighbouring developments. A variety in heights and form are a good thing.
