I think the writing on the wall is being set in stone. Cedar Valley will only accelerate Utah Valley's already hyper growth rate. This Facebook/infrastructure shot in the arm, and the many subsequent followup companies will put North and Northwestern Ut. County's growth on steroids. It will be interesting to see over the next 20 or so years how Lehi's size and influence will be affected. Will Lehi become larger in population than Provo? Will it be second only to Salt Lake City in population, and will Utah County become more populous than Salt Lake County? I sincerely hope that Lehi will protect and reaffirm it's impressive historic core.

Add the former prison site to the mix, and the developing inland port, the Wasatch Front is in for some pretty heady perhaps kind of scary growth.

Prediction: If it doesn't already exist in an infant stage, I see a major University building it's foundations in the not too distant future in the Lehi area.

Lehi seems to be getting pretty built out. 100k is probably it's upper limit and that'll take a while.

I just did a google earth tour of San Jose/Silicon Valley, and it is just one giant sprawl of never-ending office parks. I fear that is what these Utah Tech companies are modelling their developments after.

Intermountain Healthcare releases first renderings of Spanish Fork Hospital

Intermountain Healthcare released renderings of a planned hospital in Spanish Fork Monday morning.

Spanish Fork Hospital will be built on 45 acres east of Interstate 15 and north of U.S. Highway 6 near Walmart. The building is projected to be complete in 2020.

The 30-bed hospital will include five labor and delivery rooms, two caesarean section rooms, two antepartum rooms, 12 postpartum beds, 12 emergency department rooms, four operating rooms and two gastroenterology suites. Imaging services, cardiopulmonary diagnostic testing and infusion therapy will also be available. The building will also include an InstaCare.

Spanish Fork Hospital will cost about $150 million to build and will serve as a community hospital.

A groundbreaking for the hospital is planned for August 13.

Red Sky Apartments give Provo neighbors issues, get planning commission approval

After more than three years of designing, discussing and negotiating, the Red Sky Apartments, planned for the northeast corner of Center Street and 100 East in Provo, have received the go-ahead from the Provo Planning Commission...

One of the issues of concern are the sidewalk widths along Center Street. Red Sky will have approximately 8 to 10 feet width, enough for outdoor eating if there is a restaurant in the front location.

The Harman sidewalk is narrower and fits the historic feel of the neighborhood going east.

“It’s going to match the existing right of way going west with the rest of downtown,” Wright said.

The six-story structure will consist of 136 one and two bedroom apartments, a parking terrace and 10,000 square feet of ground floor retail space.

Finally, I've been waiting for this to happen for a couple of decades. There's a lot of infrastructure improvements going on in Provo. Exciting times! So many projects right now, I can't remember if there are any plans set yet or posted in the past for the old Provo High sight. Anyone one have any definitive info on that? I know BYU acquired the property, but have they announced the lands future purpose?

Provo residents suffering from construction fatigue should gird up their loins, by spring Bulldog Boulevard should be in a construction redesign through the first half of 2019.

“This project was started quite some time ago, five to six years,” said David Graves, city engineer, during a recent overview for the Municipal Council.

According to Graves, the goal of the project is twofold — to provide safer travel for all entities (vehicles, bicycles and pedestrians) and to improve the aesthetic value to the road and minimize side effects.

The design takes Bulldog Boulevard and adds wider sidewalks, designated bike lanes with raised medians, mid-street medians and two travel lanes in each direction for vehicles.

“Complete street issues were a part of the construction from the beginning,” Graves said, during the June 5 work session.

Graves noted the area of Bulldog Boulevard from University Avenue to 500 West has a crash rate that is 7.5 times higher than the state average for similar roads...

UVU broke ground Thursday on a new pedestrian bridge that will cross Interstate 15 and help ensure student safety as they walk to campus. Here are five interesting facts about the bridge.

2. It was designed by a Murray company.

3. The lead designer of the bridge is WSP USA, Inc., which is located in Murray.

4. It will be the second bridge of its kind in the U.S.

5. It will be the second inverted Fink truss bridge in the U.S. The other is the Moody Pedestrian Bridge at the University of Texas at Austin, which was completed in March 2016.
The Austin bridge is 300 feet long, 65 feet high and has two spans.

- UVU's bridge will be 1,022.5 feet long, 15 feet wide and 90 feet high.
It will include more than 12,000 feet of high-strength tension rods.
The bridge will utilize more than 12,400 feet and 305,000 pounds of high-strength tension rods.

Hyatt House hits construction milestone in PG

Sequoia Hospitality announced that the 125-room, four-story Hyatt House hotel in Pleasant Grove has reached its final construction height or “topping out.”

The Hyatt House Pleasant Grove/Provo hotel will be the first hotel located in Pleasant Grove, and is expected to open in 2018. The hotel is just off Pleasant Grove Boulevard near the doTerra headquarters.


“Hyatt House Pleasant Grove/Provo will bring a new and dynamic product to the marketplace, and is a great example of our continued focus on growing premium hotels that will attract business and leisure travelers alike,” said Jeff Olpin, COO for Sequoia Hospitality.

Hyatt House Pleasant Grove/Provo will offer 125 apartment-style suites with fully-equipped kitchens, living rooms, bedrooms and bathrooms. The hotel also features a common lounge open space area, in addition to an outdoor common area that includes an outdoor fire pit and barbecue. The fitness gym is open 24 hours a day and the hotel also includes flexible meeting spaces.

Orem council approves downtown district

On June 19, the Orem City Council passed the City Center Downtown District ordinance. The ramifications will affect city design and housing for decades....

...Many business owners seem to be accepting of the plans and the new City Center District. More than 30 businesses met at a lunch meeting and discussed and approved the ordinance voted on by the council...


...The City Center District was the first to be adopted by ordinance Kirkham said.

The desire is to create a downtown in Orem with trees and other landscaping along State Street. It would also include wayfinding signs, flags and other aesthetics.

Bench said, hopefully by October, the city will be set to bring all four districts of the State Street Master Plan to a council vote, following public meetings through the summer and extensively in September.

The master plan includes the City Center District, Arts District, Retail hub at the University Place, and Canyon Crossing at 800 North and Canyon Village at 1600 North. Each district does allow for high-density housing.

Downs added, what the city is doing is for the protection of the city residents, single-family neighborhoods and the project growth being directed into the proper areas.

The State Street Master Plan has been designed to run from 2100 North State Street to the Utah Valley Hospital in Provo.

What a great location for Trader Joe's (1200 S. And State, Orem) I bet it will be swamped with people. Probably almost too busy.
