Developer plans new townhomes in Over-the-Rhine

A new Cincinnati-based real estate development company plans to transform vacant land and historic buildings in Over-the-Rhine into new townhomes.

Karvoto, a real estate developer and construction company founded in 2015, has plans to renovate four existing buildings and construct five new townhomes on Wade Street and Kemp Alley along the streetcar route. The approximately $4 million project will create a total of nine townhomes priced between $500,000 and $600,000.

Rob Bennett, president of Karvoto, said the goal is to break ground on the new development, called Hillman Point OTR, at the first of the year. Bennett said he and his brother, Luke, have been doing a lot of construction work in Over-the-Rhine and wanted to grow a development company from their contracting company, Custom Carving Source.

$41 million expansion planned at Vernon Manor

A development team headed by Al Neyer will build a $41 million office and garage project just north of the historic Vernon Manor.

Downtown-based real estate development and design/build construction company Al Neyer is partnering with Jade IV LLC, a company formed by Jostin Construction Inc. CEO Albert Smitherman, to develop the site. The developers, Vernon Manor Offices LLC, will build a four-tier public parking garage, add two levels of parking to an existing city-owned parking garage, and then construct a four-level, 146,000-square-foot office building atop the new garage.

Those townhouses look very nice. Obviously they are at a price point where everything looks nice though.

No road closures or police escorts are planned as part of this test, which is meant to simulate traffic conditions.

Cincinnati Shakespeare Co. unveils new OTR theater plans

The Cincinnati Shakespeare Co., the only organization of its kind between Chicago and Pittsburgh, has big plans for its new Over-the-Rhine home that will cap the Queen City's classical arts corridor.

The company is planning a new 27,855-square-foot theater at the site of the old Drop Inn Center at 217 W. 12th St. that's adding nearly 100 new seats, an actual backstage and new amenities, but for executive director Jay Woffington the new theater represents more than just space.

Full-service hardware store coming to downtown

Downtown’s resurgence and the Cincinnati streetcar project will lead Woods and his family to open a full-service hardware after 82 years downtown, mostly as a locksmith, while adding a “convenience hardware store” eight years ago to their downtown location. Woods, the COO of what will become Woods Hardware, and his family are changing the name on the store’s front from Acme Lock & Hardware, although the locksmith business’ brand will remain within the new hardware store. His mother, Laura, and his father, Steve, are co-owners of the store.

The $1.9 million project, done in partnership with Urban Sites, will build out the old Republican Club building at 125 E. 9th St., and have 8,000 square feet of retail compared with 1,500 today. Urban Sites is a key customer at Acme.

Massive Covington mixed-use project moves forwardPlans to tear down historic

Covington’s urban design review board gave its OK to the Duveneck Square project, which will be built on an existing parking lot on the west side of Washington Street bordered by Pike and Eighth streets and the east side of Washington Street where historic buildings currently stand.

The first phase of the project will include more than 100 market-rate apartments, 5,000 square feet of commercial space and $17 million in investment, while the second phase will represent $40 million to $50 million in investment with more retail, office and residential units. The residential units will include walk-ups that mimic the area’s historic buildings and will range in size from studios to two-bedrooms.

3CDC planning Over-the-Rhine boutique hotel

The Cincinnati Center City Development Corp. is planning to develop a small, boutique hotel near the intersection of 12th and Elm streets and has received state historic tax credits to move the project along.

The hotel will have 20 guest rooms and a bar and restaurant on the first floor, according to a news release from the Ohio Department of Development.

The $7.4 million project received $732,950 in state historic tax credits.

The site is the former Ophthalmic Hospital and Free Dispensary at 208-214 W. 12th Street. The vacant building served as a medical facility in OTR for nearly 90 years. The two buildings "represent remarkably intact examples of the Colonial Revival style in Over-the-Rhine, a historic district better known for its Italianate style structures," according to 720 Consulting, a consultant whose practice includes helping developers secure historic tax credits.

Developer renovating huge, historic OTR building into office space

The Over-the-Rhine-based real estate development company just purchased the former Strietmann Biscuit Co. Building, located at 221 W. 12th St., from CW Realty Investments LLC for $1.6 million. Peg Wyant, CEO of Grandin Properties, said the renovation of the building will be a roughly $12 million to $15 million project.

Developer plans to invest $100M in downtown Cincinnati project

NewcrestImage LLC, a Lewisville, Texas-based company, purchased the building for $9.3 million. Mehul Patel, chairman and CEO of NewcrestImage, said the total investment in the property will be more than $100 million.

New site emerges for potential Downtown grocery store

CINCINNATI -- A Northern Kentucky developer with experience in building Kroger stores has won a bidding competition to lead the redevelopment of the former Cincinnati Metropolitan Housing Authority headquarters on Central Parkway.

The low-income housing agency vacated the site three years ago. It invited proposals from local developers last fall, listing a specialty grocery store, office and residential space among its development goals for the site.

Purple people Montgomery INN site

The site located next to the purple people bridge is under contract with the Navari Group out of Atlanta. They are famous for their skyhouse projects seen in other cities.

Ensemble Theatre is ready to stretch its legs

“It’s been a long time in coming,” says D. Lynn Meyers, producing artistic director of Ensemble Theatre Cincinnati.

Meyers is talking about the much-anticipated expansion of ETC’s Vine Street theater, just south of 12th Street in Over-the-Rhine. In typical ETC style, it’s a project with mammoth ambitions and a modest budget.

Currently, most people only know of ETC’s distinctive main building at 1127 Vine St. It’s easy to spot, with a façade dominated by four enormous columns, befitting a structure built as The Union Savings & Trust Company Bank in 1904.

What most people don’t realize is that ETC also owns the three properties immediately south of the theater. Beginning in May, you’ll see things start to change in that block as ETC reconfigures, rehabs and completely overhauls those three properties, leaving the theater with a splashy, 264-foot front along Vine Street.
