Arno Matis has some info on their website regarding a future development at the SE corner of Elmbridge Way & Gilbert Road in Richmond.

All that you can see is a small massing on the home page, but AMA has some refreshing designs so I'm looking forward to it.

I hope so. Looks promising, esp along a currently rather 'bla' piece of waterfront.

Here's the rendering:

Plus the article mentions a 28 storey ONNI tower just north of Austin on North Rd - with streetfront retail facing North Rd.

The Onni development is a good third of the way up from Austin, towards Cameron. Basically across from the future "Cross Creek" road in the Lougheed Mall redevelopment.

There are a handful more proposals on the Coquitlam side of the area, which I don't remember seeing on here before. I'll post renderings if I can find them!

Here are two larger images of the BlueSky development. Phase 1 is the middle tower. Phase 2 is the east tower and the adjacent low-rise, which will be the only rental it appears. And the final phase will be the west tower, with retail fronting North Road.

Looks like the Metrotown gold rush is going to continue. Three more apartment buildings up for sale. 5868 Olive Avenue, 6366 Cassie Avenue, and 6433 McKay Avenue.

The Cassie and McKay buildings are next door to each other so that may become one big lot. I thought the tall towers were going to be along Beresford with shorter behind up to Imperial / Maywood. Hmm I wonder what they're proposing there.

The Olive building is right next to where there's already the beginning of a cluster of towers over by Kingsway and Patterson. I wonder how many of the lowrise buildings there can be bought up for towers.

No. 3 Road strip mall to be razed for redevelopment
The new owners of a 4.9-acre site across from the Canada Line give tenants notice of demolition
Richmond Review

Imperial Hobbies, which has for years been located across from Lansdowne Centre, will be moving out after the new owners of the 4.9-acre site southwest of Alderbridge Way and No. 3 Road—that includes 78,200-square-feet of commercial space—gave tenants in one portion of the property six-months notice on April 1 of a demolition.

The 4.9-acre site comprises three street addresses (7960 Alderbridge Way, 5333 and 5411 No. 3 Rd.) that are managed by Dorset Realty Group.

Since there will be so many 30-45 floor towers along Beresford, I wonder if they have been thinking about the shadow effect this wall of towers will have for central Metrotown? Those are some significant towers very close to each other on the south side. Especially winter time the shadows will be long.

Most of the shadows will be on Central Blvd and the mall so the impact won't be too bad.

I walked by there today and it's a small section of the parking lot along Kingsway. It looks like they're using it to build kind of Jenga-like open columns.
