Carlisle to Partner with Highwoods, Hyatt on One Beale
Construction to Begin in January
By Patrick Lantrip/ Memphis Daily News

Quote:
Carlisle also announced several development partners for the $225 million mixed-use project that will span 5.5 acres near where Beale Street meets the Mississippi River. For the hotel portion of the development, Carlisle will partner with Hyatt Hotels Corp. to build a four-star, 227-key Hyatt Centric hotel. Carlisle said a portion of the historic Ellis Machine Shop building at 245 S. Front St. will be used for the hotel’s 15,000-square-foot conference and meeting space. Hyatt will own 50 percent of the hotel and has agreed to operate the hotel through a long-term management agreement. Additionally, Carlisle will develop and manage a 227-unit residential apartment building that will have 15,000 square feet of office space and roughly 10,000 square feet of restaurant space as a part of the project’s first phase, which will carry a $130 million price tag. Carlisle will partner with marquee Memphis chefs Andy Ticer and Michael Hudman for the riverfront restaurant concept. The pair previously partnered with Carlisle in the nearby Chisca building where they opened a Catherine and Mary’s. “Over 14 years, a lot of pieces have come together to make this happen,” Carlisle said. Also in phase one are plans for a 475-space parking garage that will begin construction in January along with the multifamily and hotel portions of the development.

Some potentially big projects brewing in East Memphis. A few of these lots are prime realestate for large office development.

Poplar Corridor TIF Gets First Greenlight
By Patrick Lantrip/ Memphis Daily News

Quote:
The nonprofit Poplar Corridor Business District Association, which applied for the TIF designation, wants to facilitate several projects within the Poplar Corridor Business District, including a mixed-use development consisting of office, retail and a hotel on Briarcrest Avenue; an office development on International Place; an office development at 860 Ridge Lake Blvd.; a senior living apartment development at 6300 Briarcrest Ave.; and a mixed-use development consisting of office, retail and hotel at 5900 Poplar Ave, according to the documents submitted to EDGE. “This area contains the largest concentration of Class A office (space) in our region,” Highwoods vice president Steve Guinn said.

Am I the only one ready to see another scraper in East Memphis?

Even though I'm ready for downtown to bring on a scraper or two, I would love for East Memphis to have a condo scraper . There's a lot of Class A mid rise office space already, I feel like the condo market out East haven't been truly tapped. Maybe because of space options.

Agree. If you’re in Shelby Farms looking towards Walnut Grove you can see a mini skyline from Clark Tower westward to the IP campus. Would love to see some height added. All of that area is pretty filled up. Would think limited space would mean a new tower eventually.

When you consider Ridgeway Center as it is now has been practically built out to a point where space is at a premium, we can probably expect several projects of vertical density going forward over what are currently surface parking lots. Of the two mixed-use developments mentioned that would include a hotel component, you would have to wonder if they will be full service (the area currently has four with the Hilton and Marriott off I-240, an Embassy Suites behind the Regalia, and a DoubleTree a couple of miles west near Clark Tower) or limited service (there's already a dozen scattered throughout the corridor).

There were some aerial photos of East Memphis looking west down Poplar Ave. on http://colliervillephoto.com/ some years ago before a site redesign. You could see Downtown in the background. Literally, 10 miles of buildings popping up out of the landscape showing the Downtown & East Memphis cores. Easily the best pics of Memphis I have ever seen. I haven't been able to locate those pics again, but there is still lots of great aerial photography on there. Someone could easily get that shot again with an aerial photography drone.

Well... yeah... I think it's safe to assume there isn't a Memphis Sports Hall of Fame in Pittsburgh.

Speaking about East Memphis, has anyone seen any news if oak court mall plans to renovate in the future, it seems like a good option because of the average income that the residents in the surrounding area have and with the renovations of the shopping centers near poplar/ the development on the old Sears building which makes the mall seem even older then it is. I feel like if they cut down some trees in the parking lot for visibility and at least renovate the outside of the mall then more business would come along with new tenants, but that's just my opinion. The mall isn't that bad but it isn't that good compared too Carraige crossing, saddle Creek, Tanger Outlets etc. but if the owners invest money to keep up with the surrounding areas then the mall for sure would be much better and attract more people then it currently does.

^ That's it! But yeah, no IP tower IV, the St. Francis Hospital cluster (East Memphis' 4th tallest) is out of view on the left side along with the Forum I-VII & brand new TraVure building at the bottom where it stops at... McDonald's. A slightly wider angle would make much more sense and would be much more dramatic. I know a guy that could probably capture it with a drone. Also, an aerial panorama of the East Memphis skyline from Shelby Farms would look incredible. Metropolitan Memphis is blessed to have high-rise structures in 4 submarkets: Downtown, East Memphis, Airport & Tunica Resorts.

I always hoped with the location it has in the city it would ultimately be redeveloped into something mixed-use. Malls everywhere are on the decline. As you mentioned places like Carriage Crossing seem to be the way larger shopping centers have been going. I’d love to see it turned into something more like that with apartments/office. Not sure that would happen anytime soon with the owners. I was also hoping for something more mixed use at the Sears lot across the street.

Wow I would love to see an updated photo now, especially from Shelby Farms. I forget about Tunica having some height out there.

Hopefully more can soon sprout up, back a few months ago I saw a news segment about the leaders in Tunica trying to get state law makers to allow in land gambling which would allow Casinos to reinvest in properties and create a modern day casino strip.

Quote:
The address 109 W. McLemore Ave., which is an 11-acre parking lot near Presidents Island... Both of these projects are coming on the heels of the 615,000-sq-ft facility built for Amazon at 3238 E. Holmes Road, near Memphis Int'l Airport.
