The results from this calculator are different and interesting.
Thanks for the link. This calculator is very similar. When I entered the data based on the above example, it was basically the same. Seaholm at $500 PSF compared to renting at the Gables (next door) still takes 10 years to beat renting. One could argue some of the assumptions, but it still looks like the price at Seaholm should be closer to $350 PSF.

Ultimately, the market will set the prices and value for this offering. They can determine if it makes sense to pay 2X what it costs to rent.

Some not-that-great-but-interesting-nonetheless-photoshops from the (rather well-produced) video on that page:

That's pretty cool Syndic...I miss being able to do that...problem is...360 and Spring and even W is making everything new look really short.

I've sent an email to try and find the height. This is one of the few projects that I don't have a height for. The only I've heard is 314 feet to the main roof, but the mechanical penthouse should be slightly more than that. Still haven't seen the building elevations posted with the site plan, yet.

I believe Seaholm condos will break ground after phase 1 is finished. The completion of the old Seaholm power plant that is being renovated, and the new 2 story building that is being built next to the future Seaholm condo tower.

I did to at first, but someone on here I forgot who it was said that the retail portion is currently being built, then the Seaholm condo tower will rise shortly after.

The whole project seems to be under construction. This photo from the Seaholm Residences website is over a month old, and I believe the caissons have been poured since this photo was taken:

Got this email today. Looks like units are going quick.

Dear Friends of the Seaholm Residences,

On behalf of the entire Seaholm team, I am writing to thank you for your incredible interest, commitment, and unwavering enthusiasm for the Seaholm Residences. We have been overwhelmed by the amount of community support for this exceptional residential tower, and are grateful for your patience and engagement throughout this effort.

I am writing to share that we do not have any additional two-bedroom, three-bedroom, nor investor one-bedroom floorplans available at this time. There is a possibility these floorplans will become available in the future, so should you have further interest in these unit types, please email us your floorplan preference at waitlist@seaholmresidences.com. We can then accordingly place you on a waiting list.

We currently have studio and owner-occupied one-bedroom units available, so should you be interested in these floorplans, please let us know if you have not done so already.

We sincerely apologize for any inconvenience this causes, and hope to add you to our waiting list today. As always, please do not hesitate to contact us with further questions.

Most sincerely,

Urbanspace, the Exclusive Brokerage for the Seaholm Residences

Switching to condos was brilliant. This should help Waller Center and the Magellan Tower (I think some of the units will be condos.) get financing if they don't have it already.

Note that solutioneur wasn't saying they wouldn't be sold out, but that they were overpriced and that buyers weren't getting their money's worth...

Either way, he was dead wrong.
