I think we could see more high end brands move into Richmond Centre once they get the redevelopment done. The Hudson's Bay there is one of the nicest suburban bay stores.

I often hear Point Grey and Shaughnessy as basically the same type of place - upper class, rabidly pro-free enterprise, business establishment areas. But Point Grey doesn't really seem to be a "mansion district" like Shaughnessy and is more politically progressive likely due to UBC influence (votes NDP provincially while Shaughnessy is super-BC Liberal, Shaughnessy is much more Conservative federally too). Though I realize there are some very wealthy Point Grey pockets like Belmont.

It almost strikes me as more of an Annex/Beaches-type area as a "Rosedale" -- but with Rosedale housing prices! But maybe it's just the West Coast culture?

Indeed Van-Quadra and Van-Point Grey ridings are kinda the "University-Rosedale" of Vancouver - albeit in more suburban settings.
