I love this part about the existing building:
'3.3 Heritage Significance
The 1990 evaluation for the HCD Study assesses this building as having
no heritage value (it is not even rated 4, the lowest category), rather, it is
described as being “completely out of context in terms of scale, design,
materials, detailing”, a “landmark only because of its size”, and, in
conclusion, “out of scale and out of character”.'

I like it a lot better than what's currently there.

Looks like Honest Lawyer's site is being used here, so I imagine they'll go ahead and relocate to the York St. facing, basically behind where they currently are, as was mentioned in the General thread at some point.

I actually kinda like the condos... the podium/street level should fit in nicely. Hopefully they put some useful commercial in there.

The Union building looks far better in the rendering.

I am amazed how all these nice condos are surrounding the Salvation Army. It's so strange, all the rich folk in their ivory towers looking down over the poorest of poor. I used to have a corner unit in the East Market Lofts and it was always more interesting watching what's going on at the Sally Ann than what was on tv.

Never been a fan of DCYSA, can't say I really like this one... Claridge was starting to get away from them and use more high profile architects.

2.825 metre floors btw

I love the conversion of the Union Building, but I'm not sure about the new condo tower. But it will be a nice addition to the Market Skyline.

BTW, that was what I meant by shitty/sketchy looking. Add the Courtyard by Marriott to the mix, and that completes my point;

I like the hotel, but the condo tower sure has a lot of girth.

It would probably be better if there were 2 towers that were taller and more slender.

To comment on the architect, they certainly failed hard on every Ottawa condo (Claridge and Richcraft) and the Ottawa offices (CBC, 455 Carrière, building near Gatineau National Archives) are also not so great.

But judging from this project and 150 Elgin (after 3-4 incredibly ugly versions), I think they are producing better work.

As for the hotel (the use, not the architecture), I know OBJ was saying it will be a Hyatt, but on the application, they are talking about a Boutique Hotel, so I would think this might be the Germain. Furthermore, although I am fairly glad to see multiple hotels being built around town (Re; 110 rooms, Alt; 148 rooms, Hyatt; 158 rooms for a total of 416 new rooms), it doesn’t really solve one of the big concerns from the Convention Centre, where they want to place delegates in fewer large hotels near the Centre.

Oh, and while DCYSA we’re changing their name, they should have modernized their site. The grainy stuff is kind of annoying.

BTW, take a look at this, the map of the market and historical designations;

Notice that Ogilvy's is not on there, Freiman's is catagory 4 and the Bay's extension (Freiman Mall) from the late 70's/early 80's on top of Mosgrove is a category 1. So is 90 George and the replica Caplan's façade. We really need to review the city's heritage designations.

not exactly a "point tower" is it? It's just massive in the street level view from the west (p.5 of the Planning Rationale doc); hard to believe that it would meet tall building design guideline for maximum desired floorplate (800 sq ft, I think), but then again, I have no idea what 800 ~8000 sq ft looks like, either.

750 square metres, you mean (~8000 square feet, or roughly 8 two bedroom apartments)

The more I look at the renderings, the more I think the condo tower is over scaled. The Hotel should be the focal point of the complex.

I would keep the podium as planned, maybe build an extra 5-6 storeys of condos on top and a slim 12 storey (12+4(podium) for a total of 16 or 160 feet) condo tower closer to Cumberland. We should step down from Rideau and East Market towards the Market area while keeping the 11+3 (14 or 186 feet) storey focal point, modern hotel as the tallest in the Byward market.
