New office complex planned for Stittsville

OBJ Staff, Published on June 02, 2014

A developer is proposing to build a new housing complex with 120,000 square feet of retail and office space in Stittsville.

Abbott-Fernbank Holdings, part of The Regional Group, wants approval to build 272 dwelling units, 26,000 square feet of office space and 95,500 square feet of retail on Fernbank Road over five years. A second phase, to be completed within 20 years, would increase the number of residential units slightly and add another 21,500 square feet of retail.

The company says the development is intended to anchor the larger Fernbank subdivision.

The development would consist of low and medium-rise buildings. The initial phase calls for 10 residential buildings, three of which would have some commercial space, and nine retail buildings. There would be 852 surface parking spaces.

The site is currently zoned development reserve. Abbott-Fernbank is asking the city for it to be rezoned to arterial mainstreet.

Last thing we need is to start building more offices and "satelite campuses" and suburban office complexes in the buttf*ck of nowhere...

The most notable commercial land sale is located at 360 Bobolink Ridge, in the Fernbank Community, in the west end of the City of Ottawa. It was purchased by CP REIT Ontario Properties Limited; PRC Fernbank Corp. and Phoenix Fernbank Inc. from Abbott-Fernbank Holdings Inc. for $4,076,190 or $465,850 per acre. Construction of a grocery anchored retail development is expected to commence in the second half of 2017.
Another road named after the wildlife it probably displaced

CP REIT is the Loblaws spinoff REIT

On January 30, 2015, Choice Properties entered into a co-ownership agreement with PenEquity and another partner to acquire a nine-acre
parcel of land in Kanata, Ontario. The purchase price for the property was $4,050 with Choice Properties’ proportionate share being 50%, or
$2,025. This co-ownership acquisition provides Choice Properties with the opportunity to benefit from an existing and maturing purchase
option held by PenEquity and its partner to acquire this desirable parcel of land situated within a developing community in the Fernbank area
of Kanata. Upon 95% occupancy of the property, Choice Properties has the option to acquire the remaining share of the property. Refer to
“Development Activities” in this section of the MD&A for further details.
