There are four unique urban areas in Nashville with mid-rise or higher buildings and growing live/work/play urban density.

This alone would make an outstanding skyline somewhere, but this is what is being constructed and added to the current skyline. The Embassy Suites is scheduled for a December start and technically should be on the proposed list. And the JW Marriott was just opened.


This would also be a great skyline somewhere else, but this is what is likely to be added to the current and under construction skylines in the near future.

Looks like they pulled the trigger on the W Hotel this morning. Sitework has begun with clearing off the vegetation and demo of old foundations on the site. Being across the street on the eighth floor of Gulch Crossing, I have a ringside seat on both the W and Gulch Union sites; also a fine view of the Endeavor project over on Broad as well.

I passed the 803 Lea site this morning and noticed workmen doing site borings.
At least some activity there still shows this is a live project.

Ok thanks. Being that close to each other is like 1 big continuous skyline. Lovely looking city you all have and enjoy reading about all of the development going on there.

This rendering just came out for a hotel in the Gulch on Grundy Street. It was known for a while that this proposed for that location.

My card says 18 stories, but according to the 'Nashville Post' the developers are seeking approvals to get 20 floors. No branding has been announced.



This means the gulch will add at least 10 new buildings in the next few years. Eleven if you include the Endeavor tower on West End.

Looks very similar in design to a concept 1Hotel floated around Austin about 8-10 years ago. Wouldn't be surprised if this too is a 1Hotel.

According to the TENNESSEAN the swap still has to be approved by the City Council.

A divided Metropolitan Board of Parks and Recreation backed a deal Tuesday afternoon to trade downtown's Church Street Park to a developer who wants to build a high-rise condominium tower.

Board members voted 4-3 in favor of the plan hashed out between the Mayor's office and Tony Giarratana, who would trade a lot off James Robertson Parkway for the park.

Council members will ultimately decide the issue.

More details on the proposed deal...

Giarratana would trade his parking lot at 301 James Robertson Parkway on the outskirts of downtown for the park.

If approved, he would also pay the city $2 million and receive development rights along Anne Dallas Dudley Boulevard, where he said he would invest $5 million into commercial projects and a dog park.

City officials said they would use the $2 million payment to build a new park at 301 James Robertson Parkway. They would also invest property tax revenue from the new condos into a homelessness services and transitional housing facility.

Giarratana reportedly wants to build a residential tower up to 750 ft. tall on the lot. There will be no parking in the development.

In Austin, a project half the size of the proposed Giarratana one has switched from all residential (with no parking) to hotel. It's a very difficult sell units with no parking. Not, impossible...but, very challenging.

People who spend that much money for a unit want their parking (on site - not valeted in from afar). This will definitely be an interesting project to watch going forward.

Interesting. I also think Nashville is not ready for no parking.

Downtown Nashville is not as built up for residential as Austin is. Giarratana owns a parking company that owns several lots around dt. Still think he will either offer spaces in those nearby lots or what I believe is more likely; he will make an offer for the two adjacent properties to this park. If he gets them he will expand the footprint with a garage. Regardless, this will take 5-6 years before we see it.

Big News from Amazon!

In addition to the two new East Coast Headquarters in New York City and Northern Virginia, Amazon will build and staff a 5000-employee Center of Excellence, what it is calling its Eastern Hub of Operations. Presser at 9:30 today. This is believed to be the reason the city is investing millions for infrastructure at the "North River" area across the Cumberland River from the city's Germantown district. The area is wedged between I-65 and the Cumberland and zoned for multiple highrise buildings.

The company will be hiring full-time, high-paying jobs, according to a release -- in addition to $230 million in capital investment and one million square feet of energy-efficient office space.

Edit: First reports said it would be going to River North, but the announcement from Amazon today states they will first build office space in the Nashville Yards development at the western edge of the CBD. The site is bounded by Church Street on the north, Broadway on the south, and Interstate 40 on the west. It is already the site of several hotels and office buildings under construction.

Amazon in Nashville: Company to bring 5,000 corporate jobs to Nashville Yards

Amazon announced it is investing $230 million in Nashville and adding 5,000 jobs at a new executive operations center to run logistics.
The new Amazon site will be located at Nashville Yards, a major commercial site under construction between Church and Broadway near Interstate 40. The company will begin hiring in 2019...….

We realized that it would make a lot of sense for us to have an Eastern United States regional hub for our operations business and Nashville just really impressed us in the HQ2 process," said Amazon Senior Vice President Jay Carney. "It’s a city pointing toward the future. It made itself very appealing for investment. It's a place where, if people don’t already live there, they are excited about moving there. That's always an important issue for us."

Nashville Yards is a 15 acre development on the west side of downtown. I expect the rendered office buildings to be somewhat taller than shown.



It will have the new "Live at Nashville" development by AEG as a neighbor.
