Times Square pedestrian plaza is here to stay

Just an update to the pedestrian plaza. They have added a lot more to it. Still a clusterfuck in terms of the havoc that its causing traffic wise. Poor ambulances stuck in traffic.

They have expanded the construction north towards the demo for the future 20 Times Square Edition tower.



We can see this north expansion to the left of this pic.

Almost finished. Taking forever, but looks on target to finish this month. Just in time for New Years.

The holidays!

Plaza is almost finished. Looking nice. Plus some 5th avenue magic.

I don't think the expansions to the side walk and the new plaza will be enough to contain the crowds. Even with the new space, its not enough. 5th Avenue I feel needs an expansion. Although I'd imagine just removing one lane of traffic from the avenue could have a cascading effect on the grid system in terms of traffic flow. But 5th avenue, with the sidewalk width of Avenue of the Americas could be desirable.

We can also see that they fixed the road. Comparing todays shot with the one a week ago. Also some more stone like material was added to the northern flank.

I walked up 5th Avenue yesterday and the amount of people was ridiculous, in some spots it looked down-right dangerous, to be honest.

So the portion that was u/c is open to the publiic. Although it looks like its not over, and its a half ass attempt to just open it for New Years because they are behind schedule.



I'd imagine once New Years Eve and day ends, they will return and finish it.

Times Square is looking better, but it isn't much of a square and is more of a commercial tourist trap.

yeah, the precedent was already set for 'real' squares at the major broadway cross streets at union square and madison square, but as the city creeped north really they just gave up by herald square and times square. those aren't really squares as anybody would think of them. they finally even gave up using the square moniker altogether by 59th street and went with a circle. every city has its local quirks.

I've always wondered why the Toys R Us site isn't redeveloped into a tall tower. Air rights used/sold?

The potential is there. Retail wise it would require a tenant who would pay such rents. Upwards of 2k a sq ft or more. Its a good opportunity if something springs up, with of course, due to the zoning, big signs and screens.

A hotel wouldn't surprise me though. The area is ideal for one to cater to the masses of tourists. One with 1000's of units. One developer I like is Greenland, because they usually get things done quickly, and a spot like this would be great for a hotel IMO.

It almost was redeveloped, about 10 years ago.

BMG Group had an agreement to build an office tower, complete with connection to 1540 Broadway across the street, but the building owner decided at the last minute to tear up the agreement, and lease to Toys R Us.

It's a family owned site, and probably won't be redeveloped until the owner passes away. The family retains all the air rights.
