Nearly half of all renters were cost-burdened in 2016, according to a new report by rental-listing site Apartment List (AL). 46.8 percent of renters in the Seattle metropolitan area, which includes Tacoma, Bellevue, and Everett, paid more than 30 percent of their income on rent, a nationally accepted standard for rent affordability.

21.7 percent of renters were severely cost-burdened, spending more than half of their income on rent.

Today mayor Tim Burgess and city councilor Rob Johnson released a plan to implement mandatory housing affordability (MHA) rezones throughout the city. It’s a key part of the city’s Housing Affordability and Livability Agenda (HALA), expected to generate about 6,000 affordable homes in the next 10 years out of HALA’s goal of 20,000.

“Whether you’re one of the 70 people moving here every day or you’ve lived here for 70 years,” said Johnson under a rain tent at Broadway Hill Park, the city “will be affordable to you and your family.”

These rezones have been implemented on smaller scales throughout the past year, first with the U District, then downtown, Chinatown International District, and a few hubs along 23rd Avenue in the Central Area.

I count 9 highrises currently in the project-level entitlement phase at 240' to 330' on First Hill. They're all residential except the two at Swedish. The 21-story one might not be at 240' but I suspect it is. Also a lot of 7-story woodframes.

That's a good number. Too bad the Capitol and First Hill heights weren't substantially increased.

A brand-new hotel is coming near Tukwila’s Sounder train station. And at 19 stories, it’ll not only be the city’s tallest building—it’ll be the tallest structure between Seattle and Tacoma.

When completed in the spring, Hotel Interurban will have 195 guestrooms, plus 15,000 square feet of meeting at event space. The two-story lobby features a glass installation by former Dale Chihuly glassblower Bryan Rubino.

Acting as its own general contractor, Equity Residential has broken ground on an apartment complex at 1401 E. Madison St.

The site has been vacant for several years, but it was home for 33 years to Piecora's Pizza, which closed in 2014.

Equity's six-story building will have 138 units and 2,984 square feet of retail/commercial space facing Madison and 14th Avenue.

Seems like we're getting dozens and dozens of these in the U District, on Capitol Hill, in Fremont, in central Ballard, etc...sites zoned lowrise, too small to build parking, but still high-demand areas with decent transit.

I'll say it again...this is how you build a real city.
