Proposed downtown art hotel seeks zoning change

Developers behind 21c, a proposed hotel/condo/art project, go before the City Council this week to seek a zoning change.

The developers are proposing to build a 44-story building with a 220-room hotel, 214 condominium units, and a high-end restaurant. The property is at the northwest corner of Third Street and San Jacinto Boulevard.

The Downtown and Design commissions have endorsed the project. The developers plan environment-friendly features such as a green roof and water capture and reuse. The project, involving the Poe Cos. of Louisville, Ky., and Austin-based Ironwood Real Estate, aims for a strong arty feel, with displays throughout and a museum store on the ground floor. Some of the condo units would be reserved for as loft/living spaces for working artists and priced lower than the other units.

The project is scheduled for a 2010 completion date.

Here are the renderings for the building. It'll be 580 feet tall.
