Keep in mind that the Four Seasons was a luxury product, so it's got high ceilings. This might be more mid-market like Aura.

OK let's say you are right.

The podium is double the size of Aura. 8 floors to 4.



And the tower overall is 8 floors taller.

Perhaps a spire like Trump's will be put on this thing, almost assuring supertall status.

Using Trump as the standard, 60 floors at 276 meters. Then 83 floors will come in at 381 meters.

Aura has 918 units in 78 floors, 50 Bloor West only 600 Units in 83 Floors.

This will be extreme high end - will not be less than 320 meters.

Out of curiosity, what makes you skeptical? From the planning application and logic discussed here it would seem highly likely this could reach around 310-320m.

Yorkville is not low rent. I dont see Aura-style campus housing being built here.

In the spirit of all these predictions I predict the folks over at Aura won't appreciate being dethroned as the tallest residential building in Canada (and North America) and will seek the 90 stories that the structure is designed for.

???This is Yorkville, right on Bloor, on top of Canada's only high-end department store. This is not Gerrard next to the druggies of Evergreen.

I doubt Holts will let an entry level building go above it. I also doubt the Yorkville BIA will allow a massive tower be built if it's not of the highest quality.

A 75 storey Four Seasons residences would have 300 units. With that said, the square footage per suite is suggested as well over 1000 square feet on the application although I could see the gross floor area mistakenly posted as the residential floor area.

I'm not familiar with western Canada, but Montreal has Ogilvy's. Holts has never been Canada's only high end department store.

Both are owned by the Selfridges Group so they're the same company now. But your right Canada does have more then one high end retail store.

The Holt's store in the base of the tower will be a Palace.

An 8 storey retail Palace.
