Unless they took artistic liberties, that street it's fronting isn't Braker (which is 3 lanes each way throughout NBG. It could be fronting Braker on that other partial side.


Wild guess: Could we finally be seeing development in UT's MCC property (off of Balcones Center Dr)?

Here is a link to the city of Austin for an apartment complex that has been approved and released. The project name in the link is "North Burnet Gateway" and is located at 2511 W Braker Lane.

I deeply apologize if this has already been discussed and long dead...but, is the TWELVE Hotel and Residences been completely taken off the books for The Domain?

I assume it has (unless relocated on the property).

No need to apologize, but yeah that died about 8 years ago, and there's been no updated plans.
It seems Novare's Twelve Hotel plans have largely been shelved in favor of those cookie cutter Skyhouse rentals.

Speaking of Twelve Hotels, they recently became part of the Marriott Autograph Collection. So I guess that's the end of Twelve.

See SPL-SP-2016-0031C_0~027 for the orientation of the apartment complex to the new proposed Aguilar Street.

Aguilar street will extend south from Braker in between the railroad and Burnet. The apartment complex is located on the southeast side of the Aguilar and Braker intersection.

Here's a new site plan for an interesting hotel project called "Austin360 Hotel":

The hotel will include a five-story building and two-story buildings. It's located at the SE corner of the intersection of 360 and FM2222 - next to a fire station and the County Line restaurant.

Very suburban, which fits the character of the area (out in the hills).

The site plan for the Maravilla at the Domain apartments was approved last week. This is the senior housing project with three buildings of 11, 7 and I think 5-stories. The elevations aren't attached to the site plan yet, but they should show up any day.

I can't wait to see the elevations/renderings for these, but for now I'll settle finally knowing where this is going on the map: under the "property details" subheading, it notes that the legal description of the land is the "LOT P RREEF DOMAIN LOT P SUBD." A google search led me to this:

All three towers will be going in the vacant land north of the under construction Flatiron Building, situated at the southeastern corner of Kramer and and Newman. The legal address is 11001 Austin Lane, which suggests a new cross street to Kramer will be built in tandem with the project. Note that this parcel of land is just slightly larger than one of our downtown blocks, which means we're getting some serious density here: 3 vertical structures in one block, two midrises and one small highrise.

The elevations are now available. Check files 45, 46, 47 for those. 13 & 14 are the site plan and 48 is the landscape plan.

The 11 story tower will be 133'4", the 7 story tower will be 91'6", and the 6 story tower 84'6".

Part of me wonders how many of the connectivity/traffic problems are the domain are caused or exacerbated by it simply not being done yet. It was even worse before the Northside section opened up and they had that whole section blocked off, now you can walk to/from whole foods easier.
The Burnet plan I linked to early showed (at least at one time) the potential for more roads in the area (I'm not sure how much of that is planned). Connecting Alterra down to Braker would probably help, and I'm pretty sure that one of the above development plans someone linked indicated that Kramer would be connected through (or a new road connecting to Kramer).

Got it... just didn't want to get pulled into what becomes.... well , you know how it goes on here....

I'm a big walker and not a Domain basher....I understand how to "make it work" there.
But the planning opportunity was missed. It was already evident with the first few phases... but now that the new area is open , it's more evident. It's making the original feel outdated because of proximity. The new carts help. They need to worked into the signage for use , etc. It was a bandaid. It's obvious.

My only point was that it would be good to see long term cooperative efforts in new urban centers by developers....
that's all...

So ... hope more developers learn from this lesson. All would have benefitted from a little more planning.
