1705 Carling Ave | 33 + 73m | 9 + 22f | U/C

A Site Plan Control application has been received for 1705 Carling Avenue. The proposed redevelopment of the site includes demolition of the existing motel and restaurant buildings, and construction of a new nine storey mixed-use building. The new building is to consist of a residential care facility on the first six storeys with the upper three storeys containing 68 residential dwelling units. Surface parking for 25 vehicles is to be provided at the rear of the building along with underground parking for 45 vehicles. The rear portion of the lot that is zoned residential is not included within the redevelopment plans. A full information package, including plans and information on how to provide comments, will be circulated in the coming weeks.

Crazy to think that someone would put money down on a project in which the ink is barely dry on the mountain of drawings/reports needed to be filed....and the City haven't had a chance to micro-manage the project they way they do. The current design/size/shape is not necessarily what will get built.

According to the Westboro Community Association, Westboro is bound by the Transitway along Scott Street to the north, Tweedsmuir Avenue to east, Carling Avenue to the south, and Denbury Avenue to the west.

Carling west of Kirkwood doesn't feel remotely like Westboro.

I live very close to this development. Everything they are proposing is within the existing zoning. Also everything meets or exceeds the bylaw requirements (51 spaces for bicycles instead of 37 required spaces). Despite some minor quibbles, mostly to do with bylaw or planning requirements, I think they have a nice design that minimizes the impact on the neighbourhood.

I dropped by this meeting tonight. A couple of quick notes:
- I was impressed that Jeff Leiper first went to the launching of Paul Dewar's "Youth Action Now" at the NAC from 5 to 7 then biked to Dovercourt for this meeting.
- I was impressed by the patience of the city staff, Jeff Leiper's staff, and the employees of companies involved.
- I got to speak to Rod Lahey. Twice. The first time i had no idea who he was.
- It was confirmed to me that the people who complain about ugly cars parked in front of their houses should shut up and let people who ask questions about drainage and sewage capacity issues have first dibs.

Lieper is one of the few Councillors I hope to see back after the election. He seems to be consistent in his beliefs and, by extension, doesn't follow the Mayor's direction. He's open and can argue his points constructively and with reasonable points.

ITA - normally I would wait to see who the candidates were before deciding - but will be hard pressed to vote for somebody else - Jeff is very comitted, intelligent and does a tremendous amount for his constituents!

Totally agree that he is consistent in his beliefs and he doesn't seem to be one of Jim Watson's crew. However, there have been a number of projects that are in Leiper's ward that he has been in opposition to or wanted significant changes and he couldn't muster up the votes at Planning Committee or Council.

Webb's Motel located at 1705 Carling Ave is now closed.

The Rose Bowl Chophouse & Lounge restaurant located on this property was to close on March 30 but will now remain open during April 2019 due to a slight delay in the property sale. (As per their Facebook page).
