The classical side is an existing building, not new construction thank god:

Anybody have any construction news/pics or info on the Northerly Island nature park? I've looked everywhere but i cant seem to find a current thread on it

There's no public access to Northerly right now and there's been very limited press access. Once it opens there should be a flood of pics.

I think he meant the design of the infill... which is extremely "classic" Chicago, with a few modern details.

I could be wrong, but I am 90% certain that HomrQT is one of the few people on this site with a huge fetish for neoclassical designs. I am sure he was getting excited by the prospect of a new ye olde condo building.

You're not wrong, and dang I've been marked! I don't know if fetish is the right term... but I do have a preference for those more classical designs over more modern designs.

Okay, well then you should be happy to know that the limestone building already exists and will be preserved under the new scheme.... and yeah, it is a pretty handsome building with a lot of well-preserved ornament.

On the infill portion, brick and metal. The architect is currently playing with vertical metal fins, finished differently on each face and angled slightly different on each fin, to create a flicker effect as you pass the building. Like a lenticular 3d postcard.

The bottom line was that the developer wanted to save a handsome building and presented us with a reasonable offer to help him make it feasable.

He wanted a bump from -2 to -3, he would wave TOD bulk and density bonuses.
Infill would be kept to a height allowed under the -2.

He would get a moderate bump in density and floor area and we get to keep an orange rated but otherwise unprotected building.

It was a no brainer.
Our only design input, was to loose a parapet on the new construction behind the historic building (about 18"). This make this portion less visible from the street.

Since the western infill portion fit well within the template of what he could do as of right, we did not feel that any design input on our part would be appropriate.

I was referring to the preserved facade. I can guarantee you that if it were new construction it'd look awful.

Crain's is reporting that McCaffery may lure Mariano's as the first permanent piece of South Works.

The store would be at US-41 and 87th Street... not sure if this is the vacant lot where Chicago Velo Campus is set up, or the lot to the south. I hope it is the latter, as the Velo Campus has so far been the only bright spot at South Works, and has been remarkably successful at attracting wealthy cyclists and Northsiders down to McCaffery's fair shores.

Isn't the Velo campus at Burley (old US41) and 87th? I would assume that the Marianos would be be at SLSD (new US41) and 87th... just East of the Velo campus.
