Besides the community facility component, there will be 65 apartments. While the exact average size is currently unknown, even a generously-sized church component would still allow for condominiums, as the neighborhood’s Chinese majority overwhelmingly prefer condos rather than rentals, even at sizes that would normally indicate the latter.

There will be a very minor setback above the first floor, though it will barely be noticeable, and the building will be mostly flush against the sidewalk. The glassy exterior will be combined with a grey-brick facade, and balconies will also be interspersed. All in all, the densification and mix of uses will greatly improve upon the site’s current condition.

Permits have been filed for a new 10-story residential building in the Bedford Park neighborhood of the Bronx, at 3188 Villa Avenue. The location is just three blocks away from the Mosholu Parkway subway station serviced by the 4 train, and two blocks away from Mosholu Parkway Park, an urban green space that connects the New York Botanical Garden with Van Cortlandt Park. Brooklyn-based Delacour, Ferrara & Church Architects will be responsible for the design.

The structure will rise 94 feet to its rooftop, and yield 7,600 square feet for nine residential units, averaging 845 square feet apiece, as well as 28,700 square feet for 58 living spaces to be used for a non-profit institution, averaging 495 square feet each. The ground floor will have four non-profit apartments, while floors two through ten will have six each, with one residential apartment per level. The building will include a recreation room, offices for the community facility, and laundry.

The institution who will take up these living quarters is not named, but it is possibly going to be utilized by the Glad Tidings Assembly of God, which is less than a block away.

^I saw this this morning on Yimby. I gotta say I'm not so sure about this design. I'd feel alot better if this was in the hands of Aufgang or a bit higher regarded and experienced firm. This site is so visible and really is an opportunity for something a bit more, shall we say, dynamic than this one, whether that means less or more traditonal. The wall that faces the 1 station could turn out to be a disaster. And that wavy gravy nonsense on the roof has got to go. It would be interesting if they took the opportunity to do some giant sign or architectural graphics a la Brookland in DC:

I'm not sure I'd agree with that. The huge West Farms development or Melrose Commons look alot more mature than this.

Community activism against new homeless shelters is generally quite intense, which is typically why developers end up converting hotels into shelters. 145 West 108th Street seems to be one of the first outright supportive housing projects proposed on the Upper West Side in quite some time.

While we don’t have color renderings for the project, diagrams submitted to the city give an idea of its exterior and overall envelope. The buildings will front directly onto the sidewalk, enhancing the streetwall, but beyond that, details are unclear.

Preliminary work began on the site in September, and construction is set for completion by mid-2019.

The new design is strikingly modern for the neighborhood. The first level is decorated with white brick, while the floors above are decorated with white stone, vertically angled to appear woven through the glass. The design has roots in the neighborhood, with windows close in aspect ratio to its neighbors.

However, one major distinction is the choice of rusticated brick on the higher stories of the Synagogue, and smooth masonry along the bottom, where traditionally the reverse is suggested. The rendering also suggests trees will be planted along the sidewalk.
