The building will be mixed-use, spanning 69,300 square feet in all, however it will not be entirely residential. Space will be included for the adjacent St. Michael’s Catholic Church, although the rendering shows that their structure next-door will remain intact.

Besides the community facility component, there will be 65 apartments. While the exact average size is currently unknown, even a generously-sized church component would still allow for condominiums, as the neighborhood’s Chinese majority overwhelmingly prefer condos rather than rentals, even at sizes that would normally indicate the latter.

There will be a very minor setback above the first floor, though it will barely be noticeable, and the building will be mostly flush against the sidewalk. The glassy exterior will be combined with a grey-brick facade, and balconies will also be interspersed. All in all, the densification and mix of uses will greatly improve upon the site’s current condition.

Project: 3188 Villa Avenue

Permits have been filed for a new 10-story residential building in the Bedford Park neighborhood of the Bronx, at 3188 Villa Avenue. The location is just three blocks away from the Mosholu Parkway subway station serviced by the 4 train, and two blocks away from Mosholu Parkway Park, an urban green space that connects the New York Botanical Garden with Van Cortlandt Park. Brooklyn-based Delacour, Ferrara & Church Architects will be responsible for the design.

The structure will rise 94 feet to its rooftop, and yield 7,600 square feet for nine residential units, averaging 845 square feet apiece, as well as 28,700 square feet for 58 living spaces to be used for a non-profit institution, averaging 495 square feet each. The ground floor will have four non-profit apartments, while floors two through ten will have six each, with one residential apartment per level. The building will include a recreation room, offices for the community facility, and laundry.

The institution who will take up these living quarters is not named, but it is possibly going to be utilized by the Glad Tidings Assembly of God, which is less than a block away.

The South Bronx Overall Economic Development Corporation (SoBRO) has filed permits to build a 12-story, 123-unit affordable housing building on a challenging
site at 1769 Fort George Hill (formerly St. Nicholas Avenue). While the
lion’s share of the SoBRO;s real estate ventures are in the Bronx, over the
years, the non-profit’s mission of community revitalization has expanded
into upper Manhattan. According to city documents, SoBro purchased the
20,000-square-foot lot from the church of Movimiento Midionero Mundial in
2007 and permits were first filed in 2009.

^I saw this this morning on Yimby. I gotta say I'm not so sure about this design. I'd feel alot better if this was in the hands of Aufgang or a bit higher regarded and experienced firm. This site is so visible and really is an opportunity for something a bit more, shall we say, dynamic than this one, whether that means less or more traditonal. The wall that faces the 1 station could turn out to be a disaster. And that wavy gravy nonsense on the roof has got to go. It would be interesting if they took the opportunity to do some giant sign or architectural graphics a la Brookland in DC:

I'm not sure I'd agree with that. The huge West Farms development or Melrose Commons look alot more mature than this.

Project: 145 West 108th Street

HPD applied for the permits, which show an 11-story building with a total construction area of 192,853 square feet. Within that, there will be 160,453 square feet of community facility space, divided between 40 “Class B” dwelling units, and 155 “Class A” dwelling units. There will also be space for a “philanthropic institution” with additional beds.

Community activism against new homeless shelters is generally quite intense, which is typically why developers end up converting hotels into shelters. 145 West 108th Street seems to be one of the first outright supportive housing projects proposed on the Upper West Side in quite some time.

While we don’t have color renderings for the project, diagrams submitted to the city give an idea of its exterior and overall envelope. The buildings will front directly onto the sidewalk, enhancing the streetwall, but beyond that, details are unclear.

Project: 2415 Church Avenue

KSQ Architects are responsible for the design. Renderings show the façade as a variation between masonry and a dark metal. Open-air parking and a porte-cochere are depicted behind the building, available for tenants. There will also be a rooftop terrace.

The layout includes studios, one- and two-bedroom units all priced at market rates and featuring luxury finishes, high ceilings, open kitchens, along with high-end appliances and in-apartment washer/dryers. Amenities will include a fitness room, recreation library/study, lounge, and an outdoor terrace on second floor and the rooftop. There will also be four private terraces on both floors.

Preliminary work began on the site in September, and construction is set for completion by mid-2019.

Project: 37-14 34th Street

The project, named LIC COMMONS, will be two separate seven-story buildings connected by a single story structure with a recreational rooftop area. The structure will yield 78,100 square feet, with 21,000 square feet dedicated to commercial use on the ground floor, and the remaining 57,100 square feet dedicated for residential use.

Specifics haven’t been finalized yet, but at this point, the project expects roughly 80 dwelling units, with an average size of at least 714 square feet apiece. New Empire Real Estate Development is the official developer.

Completion is expected by late 2019.

Project: 428 Wythe Avenue

Vision Development has revealed their latest rendering for their new mixed-use project, 428 Wythe Avenue, which is being designed by Asher Hershkowitz Architect. 428 Wythe Avenue will feature 61,000 SF of total development including 37 residential units and 8 retail spaces on the first 2 floors. The residential units will be located on floors 3-6 and are expected to be sold as condominiums. Each unit will be over 1,000 SF and the building will feature parking for 14 cars and 10 bicycles. Floors 3 through 5 will feature 10-12 units per floor and the 6th floor will feature 2 units. 428 Wythe Avenue is expected to be completed in Q1 2019.

Project: The Smyth

D.A. Development Group and JBL Development have revealed their new mixed-use project, The Smyth, in Long Island City's Dutch Kills neighborhood. The developers are finishing up excavation and foundation work is expected to begin in the near future. The Smyth will feature 75,000 SF of usable space including 30,000 SF of residential condos and 12,800 SF of commercial use in addition to 32 parking spots. The building will rise 70' and will feature office space on floors 1 and 2 and 22 condominium residences on floors 3 - 7. Condos will average 1,364 SF. Located at 25-16 37th Avenue, The Smyth was designed by Brent M. Porter & Associates to pay homage to the manufacturing history of Long Island City. Features will include large windows and traditionally colored masonry on top of two stories of dark metal for an industrial look. The Smyth is expected to be completed is expected in early 2018.

Project: 5 New Montrose Avenue

The project will yield 9,500 square feet dedicated to the community facility. The building will be 55 feet tall, replacing an abandoned single-story structure.

The new design is strikingly modern for the neighborhood. The first level is decorated with white brick, while the floors above are decorated with white stone, vertically angled to appear woven through the glass. The design has roots in the neighborhood, with windows close in aspect ratio to its neighbors.

However, one major distinction is the choice of rusticated brick on the higher stories of the Synagogue, and smooth masonry along the bottom, where traditionally the reverse is suggested. The rendering also suggests trees will be planted along the sidewalk.

Project: 200 Kent Avenue

Isaac Hager’s Cornell Realty Management just landed a $64 million construction loan for a six-story mixed-use project in Williamsburg.

The building will feature 50,000 square feet of retail space, 22,000 square feet for office and restaurant tenants and 45,000 square feet of parking.

“In this case, we’re working with a repeat Madison Realty Capital borrower who understands our ability to execute efficiently,” Josh Zegen, co-Founder and managing Principal of Madison, said in a statement.
