They don't realize the immediate surroundings are not bad at all, light rail now stops right at the front gates, and that its been under constant renovation for the last 15 years. The neighborhood directly across Perry from the Fair Park Station looked really cool. Some loft conversions, eateries and whatnot. Small neighborhood but real cool and hopefully the first of much more in that area.
As for the other neighborhoods, I spent a good chunk of the 4th inside Fair Park but I knew where the fireworks were going to be launched from so instead of standing in line to get ticket to watch it inside the Cotton Bowl, I set up shop on the Crosstown Expy/Fitzhugh bridge and in walking over there and then walking back to the MLK Station had some fantastic interactions with the locals. As I circled Fair Park that night I remember thinking that one day some developer is going to be down here and realize they can put up a Victory Park/West Village type development in that area. Not sure if that would be good or bad but there is a helluva lot of potential down there.
And FWIW, they did a great job on the exterior of the Cotton Bowl. I was afraid that since the city did the expansion on the cheap it would take away from the original Art Deco facade but it didn't at all. While modern, the clean exterior of the new additions compliments the original nicely.
