City incentives sought for Kiesel Building

OGDEN — A development company wants to revitalize one of Ogden’s most historic downtown buildings, but before it does so, it wants the city to pony up more than a million dollars in incentives.

Salt Lake City-based Lotus Residential Partners wants to renovate the historic Kiesel Building in Ogden, located at 2411 Kiesel Ave.
The company plans to develop the building into an “’upscale urban-loft” style apartment complex, with approximately 50 separate apartments and 11,000 square feet of ground-level retail space. Lotus has developed several similar projects in the Salt Lake City area and this isn’t the first time the company is dealing in Ogden....

A ghost of West Ogden’s past is set to come back to life.

This week, Ogden City will hold a special open house and ground breaking on blight reduction activities meant to prepare for a new business park on just over 50 acres surrounding the vacant Ogden Exchange Building near the old stockyards in West Ogden.

Cami Orr, Ogden marketing and communications administrator, said the event will include a historical presentation and walking tour through the Exchange Building. Orr said the public is invited to the event, which is set for 10 a.m. Wednesday at the Exchange Building, 600 W. Exchange Road.

The city has been involved in a process to purchase $5.9 million worth of land on just over 50 acres surrounding the Exchange Building since June. Five individual properties are being sought by the city so they can begin a redevelopment project being called the Ogden Business Exchange.

The city is working with an undisclosed developer to build a light-manufacturing, industrial and business park in the area, which city officials say will spearhead growth in an area of Ogden that has been void of any major business activity for years.

The project is included in an economic development project area called the Trackline Economic Development Plan, which was adopted last year by the city council to assist with financing the OBE park.



The plan replaced what was known as the Golden Spike Redevelopment Plan, which was created by the city in 1989 in hopes of enticing new manufacturing and industrial businesses to the area. The project area was created in part because a malt company wanted to bring a large plant to the area, but the project the city anticipated from the malt company never happened, and the plan has stood still for the past 25 years.

The more than 120 acres in the project area was previously used as a stockyard and for livestock exchange, but the area has been underutilized for years. The Exchange Building hasn’t been used in more than 40 years and until recently has resembled a scene out of post-apocalyptic movie with its beaten down, graffiti-covered appearance.



The city has already made visible progress on the outside of the building, removing weeds from the front of the building and removing the broken windows and replacing them with red painted plywood.

The building was designed by famous Ogden-area architect Leslie Simmons Hodgson, whose other work includes historical buildings like Ogden High, the U.S. Forest Service Building and the Ogden Municipal building.

“It’s kind of like a ghost of Ogden’s past that’s just there for years and years,” Orr said. “I think people will be interested in seeing (the inside of the building). Other than some vandalism, it’s pretty much the same as it was years ago.”

Ogden City, together with the Redevelopment Agency and local and federal partners, is working to achieve the vision of the Ogden Business Exchange, a 51-acre master planned business park located at the historic Ogden Union Stockyards.

To illustrate the vision of the project and to share some of the vast history of the site, a public open house and groundbreaking event for limited blight reduction activity was held on November 5 at 600 W. Exchange Road, Ogden, Utah. An exclusive tour of the Exchange Building was available to those that attended.

Beginning in 1917 and running through the late 1970s, the Ogden Union Stockyards dominated the livestock industry in the west and provided one of the largest economic engines within the city. Over 2.4 million head of sheep, hogs, cattle, and horses made its way through the stockyards in the peak year of 1949, resulting in over $87 million in annual revenue – the equivalent of $1.2 billion in today’s dollars. Adding to this enormous impact were three packing houses, all of which generated vast revenues themselves and added over 150 employees to the already 100 plus employed at the stockyards. The railroad may have helped establish Ogden’s presence as a western hub, but it was the livestock industry and the prominence of the Ogden Union Stockyards that fueled Ogden’s wealth and prosperity.

As the trains gave way to over-the-road trucking and modern efficiencies, the relevancy of the Stockyard dwindled. Sadly, the Ogden Union Stockyards were closed in January 1971. Forty-three years of neglect and decay have left the proud stockyards a ghost of what once was. Standing as a window to the past is the Exchange Building, the original administrative offices of the livestock operation. Constructed in 1931, the Exchange Building reminds us that history is the foundation on which the future is built; an ever-present cry that begs us to rebuild. This time, the glory of the stockyards will not come from cows and sheep, but from technology and industry. And the Exchange Building will be at the center of it all!

The Ogden Business Exchange is designed to be more than a collection of buildings and roads. Its proximity to the Weber River and internal walking/bike paths encourages a connection to the active outdoor recreation lifestyle that abounds in Ogden and its unique layout will embody the history of the site through open space development and preservation of important elements.

The City and Redevelopment Agency are working to secure development funding from local and federal sources.

It might be a store called "Natural Grocers." The developer, Leadership Circle LLC, has built two other locations for Natural Grocers in other states.

I posted a while ago about KMart on 2600 S in Bountiful/Woods Cross was closing and that the owners were planning to redevelop the area. I had a grand vision of incorporating some of the vacant land around the site and building office, multifamily, and retail. Instead it looks like Smith's will be building a new store and moving from their old location off Highway 89 to the east. I think Slim Olsen might own both locations, so this makes sense.

There is nothing urban or transit oriented with this that will get the forum excited but for a south davis county resident who thinks that the current Smith's feel dirty and thinks the Smith's Marketplace has a terrible layout and can't ever find anything, this is good news. Plus the development includs a few pad sites so maybe i'll get the Popeye's or Weinerschnitzel that I have been hoping for.

Riverdale to be home of Utah’s first At Home location

RIVERDALE — At Home, The Home Décor Superstore, has announced its first Utah location, coming soon to Riverdale.

The Texas-based company plans to occupy 115,000 square feet at 1135 W. Riverdale Road, site of the former Macy’s and most recently, Castle of Chaos. A small tenant space will still be available in the building’s south end.



Castle of Chaos owners are moving both of their Riverdale and Taylorsville locations to 4300 S. Commerce Street in Murray.Castle of Chaos plans to be operational in a new 17,000 square foot building by this Halloween season.

The new At Home location is scheduled to open in late July or early August, bringing 25 full- and part-time jobs to the community, said Stacey Sullivan, public relations manager with At Home. The store will likely follow company guidelines of being open Monday through Saturday from 9 a.m. to 10 p.m. and Sunday from 9 a.m. to 9 p.m.

Although At Home just recently posted the Riverdale location as a site “coming soon” on its website, Riverdale city leaders said they have been working on this deal for quite some time and are excited to announce it.

“This is exciting news,” Riverdale Norm Searle said in a Facebook post. “This has been in work for some time. We have been waiting to be able to go public. This should be a real plus for our community.”

“We are excited to see a big anchor tenant come in to drive growth,” said Mike Eggett, Riverdale community development administrator. “This will be quite a spark to ignite new growth and comfort and bring attention to existing companies.”

Currently Columbus Pacific Properties based in Santa Monica, Calif., owns the north side of the Family Center where At Home plans to locate. The new anchor may even bring new development interest to the Family Center’s south side, where land remains undeveloped near Target and Sam’s Club, Eggett said.

“We are hopeful with At Home being there, it will create more growth and fire for the new owners on the south,” he said.

Sullivan said Riverdale is one of 20 new stores At Home plans to open in several markets across the country this year. Negotiations for the long-term lease at the Riverdale location are still ongoing, Eggett said. Eggett said he has heard At Home is looking for new locations in two other large urban areas in Utah, but Riverdale will be the state’s first.

At Home was founded as Garden Ridge Pottery in 1979 in Garden Ridge, Texas, and is now headquartered in Plano, Texas. Under the At Home brand transformation that began in 2014, the company now has 80 locations in 21 states.

According to its website, At Home is a big box specialty retailer of home décor products including furniture, gardening accessories, home textiles, housewares, patio décor, rugs, seasonal items, and tabletop and wall décor.

The company will be a good anchor tenant for the Family Center, Eggett said.

“The new land owners are trying to add some new energy in the center, and build around what At Home brings to the center to develop it to more potential,” Eggett said.

I am probably your best bet for this. I drove by yesterday to snap some pics.

As you can see, some site prep has begun, a lot of it behind the exchange building as that's where the bulk of the business park will be built.

Also, I took this of this old Purina building that's across the street. I just think it's really cool.



I'll keep you updated as the site gets more interesting. Hopefully that's sooner rather than later.

Ogden soup kitchen project seeks crowd-sourcing funds

OGDEN — A project is seeking crowdfunding investors in its attempt to redesign how soup kitchens work.

O­-Town Kitchen hopes to raise $8,500 through an Indiegogo campaign in order to address the growing problems of homeless families in Utah and food waste.

If successful, O-Town Kitchen organizers said they will translate the value of food waste into income for displaced families.

The program would take food donations that are about to expire from grocery stores and restaurants, and make something else out of it that would extend its shelf life.

The food would be repurposed into canned items such jams, chutney, syrups and condiments.

To do so, the program would employ homeless parents to help prepare the items and sell them at local farmers markets.

“Instead of just feeding these homeless families all of the time, we find a way so they could feed themselves, so it would be longer lasting,” said Nestor Robles, vice president of O-Town Kitchen.



According to the O-Town Kitchen organizers, the 2014 Utah Comprehensive Report on Homelessness shows that 46 percent of the homeless population in the state is families. Families make up the fastest growing segment of the homeless population here and about 77 percent of these homeless families are headed by single mothers with young children, who are leaving abusive relationships.

On the reverse side, about $161.6 billion worth of edible food goes to waste in the United States every year, the report said. About 40 percent of that waste happens in grocery stores and restaurants.

Robles said people waste a lot of food at home. The program hopes to get food from people’s gardens as well.

O-Town Kitchen founder Isaac Farley said he started thinking that if he could get the value of that food to people who are in emergency situations, it could make a big impact.

Farley said the money raised through the fundraising campaign will go to help purchase commercial canning equipment, as well as basic kitchen needs such as herbs and spices.

Mercedes Benz dealership eyeing Farmington

FARMINGTON — A Mercedes Benz auto dealership out of Colorado is looking to expand into Farmington.

City officials on Friday confirmed the news.

“We have been talking with them for several weeks,” City Manager Dave Millheim said of the dealership owners, and those from the Wright Development Group that are developing the project.

The Schomp Automotive Group dealership in Farmington will be the largest Mercedes Benz dealership between Los Angeles and Denver, and will occupy 15-acres of land located near Park Lane and U.S. 89, not far from where the Chevron gas station east of the I-15 is located, Millheim said.



“We appreciate the way the developer and dealer have approached the city and worked with the property owners,” Millheim said. “This (proposal) will be in front of the Planning Commission on May 7 and we want people to know that it is being considered for a rezone application.”

That Planning Commission meeting will be held at 7 p.m., May 7, at the Farmington city offices, 160 S. Main Street.

There are no incentives being offered by the city in bringing the auto dealership into town, Millheim said. “It is just a straight rezone.”

“We think they have made an excellent choice,” he said of the owners of the auto dealership.

“We anticipate that our distinctive sales philosophy and vision for a world class Mercedes Benz dealership will draw visitors from across Utah to the Farmington community,” Schomp Automotive Group dealer principal Aaron S. Wallace said in a letter to Farmington City officials.

It is the hope of their automotive group, Wallace said, that their dealership will be “a recognizable landmark in Farmington for generations to come.”

The organization envisions “a luxury development” that is distinct. “The concept we have for Mercedes Benz of Farmington is very unique, yet does not detract from the great traditions of Farmington City,” Wallace said.

The city has been approached in the past by other developers about the land space available at Park Lane and Lagoon Drive, but elected leaders have been reluctant to develop it until now.

“I think they will be a great corporate citizen,” Millheim said of the business, an auto brand known worldwide.

“We look forward to welcoming them to Farmington and being associated with a dealer group known for quality. Farmington has been very careful with our planning. This location decision is the result of many years of dedicated effort. We have always believed that if you set high standards for yourself, results will follow. The market is really taking notice of Farmington. We are grateful for those businesses who know good locations breed success,” Millheim said in a email to the Standard-Examiner.

Wow do we really have that many rich and financially well off stable people who live here in the state that justifies having a huge Mercedes-Benz dealership here in the state? what are all these people's secret? MLM's? Can't be that many doctors and lawyers here? The 2015 G-class cost has much as my house.

I'm making a point of recording and watching the new series "Blood & Oil" Of course, this is because it's being filmed completely in Utah. Much of the shooting would seem to be happening in and around Ogden, which is very cool to see. The Ogden backdrops make for an excellent setup. I have to laugh though. Most people really must be geographically challenged. The series is suppose to take place in the oil fields of North Dakota. Then you have these shots of Morgan Valley or the airport in Heber Valley with Timp in the background. Yeah right, like North Dakota has those kind of backdrops!!

delts, there's also two HBO shows shooting in salt lake and park city right now. I'm working on one of them. Those won't air for a while, obviously, but keep your eyes and ears open. Utah is gonna be featured a lot pretty soon. the cool thing about the one I'm part of is it's actually set in Utah, instead of pretending to be some place else.

Very cool Scott. Keep me posted. Is Park City Studios up and booking yet? I would really like to see a T.V. series shot in and around Park City.

Fantastic. I was wondering if the scenes filmed as Don Johnson's mountain mansion/estate must be somewhere around Park City/Deer Valley. So much of the shooting seems to be on location instead of studio. I'll have to watch more closely to see if I can figure out what is being shot on set.

My company is currently doing the site work on OBE. Not much to report. Work is moving forward at a rapid pace. Some additional demolition will begin soon at the site. Just removing some metal buildings to the north. Some pretty cool companies are setting up shop in this development.
