Its quite an odd renovation, I don't know how much it costs or if cost savings were key to this idea, but why didn't they just implode the old building then build a new one?

Rendering is the right height.


It's more of an intensification of the site than a renovation. Imploding an adequate apartment building simply doesn't make sense. The city has a strong policy to preserve rental housing inventory. They would not only have to replace every unit imploded but offer the replacement units for similar rent . The developer would also lose at least three years of rental revenue as the property is redeveloped.

Didn't the tenants have to be removed from the building to have this renovation completed?

Good to see office proposed for King Street West and Peter Street. I'd prefer something 2-3 times taller though. The skyline west of the CN Tower is so much shorter than the skyline to the east of it.

^Not really. No major new proposals have been announced here in recent months. Toronto has a backlog of huge proposals, but updates have been relatively sparse lately.

no major new projects? we had announcements for two new 200+ meter office towers within days of each other last month.. (and across the street from each other as well)

Its slowed down since 2011 sure, but we still have probably around 1 new thing every week. That is of course different than 2011 when some news popped up almost every day, but still. Never mind the fact that a lot of old proposals have finally moved past "proposed" in recent months and have launched to sales. (YC, 11 Wellesley, etc.) Sales have really picked up this spring, I wouldn't be surprised if you start to see a lot of buildings move beyond the rough proposal phase that a lot of them are in right now and move into a phase where they actually start selling units and moving towards construction.

Yes, you're right. I forgot about those office towers, primarily because I'm not partial to their designs, as I have expounded in other threads.
If condo sales continue to be robust as spring commences, I suspect (hope), as you say, some of the heavies, like 1 Yonge, Mirvish, Holt-Renfrew, Oxford, et al, will progress past the red tape into sales, and there might be a new crop of behemoths announced.
I wonder what has happened to the 2 Queen W. rentals tower. It seemed so promising as a quick approval when announced, but there has been nary a peep for ages.

There's more at play than simply a booming city. Toronto is still in the process of morphing into Canada's dominant city, a title held by Montreal for over a century. Toronto moved ahead around 1978, but it will take another 20-30 years before the dust settles. The city that emerges in 2035-2045 will be a vastly different place than the one that exists today.
