BioMed Realty is targeting a fall construction start for Dexter Yard, the new name of its 15-story project on a full block in Seattle's South Lake Union neighborhood, the developer said Tuesday.

Located at 700 Dexter Ave. N., the two-building Dexter Yard will have around 515,000 square feet of tech office or life sciences laboratory and office space and 25,000 square feet of ground-floor retail space.

The newest version of the plan has an extra floor on each tower for 165,000 more square feet than previously disclosed.

Dexter Yard is a major change for the property where an industrial dry cleaner and auto-repair shop once operated.

The original white terra cotta facade — hidden beneath yellow paint that's now being removed — and f medallions will be preserved.

Inside the historic shell, a modern office building will rise to either 15 stories, under the old zoning, or 16 stories.
400 westlake will have 7,500 square feet of ground-floor retail. Office space would begin on the second floor.
selig says he hopes to start construction in two or three months.

After 91 years at 1415 N.E. 43rd St., University Temple United Methodist Church has decided to redevelop its property.

All the proposals were for a high-rise apartment tower, not offices. The two churches would own and operate about 50,000 square feet in the new tower.

The University Temple property, steps from the future U District Station, was recently upzoned to 240 feet.

University District Parking Associates hopes to ground-lease its three big lots for high rises that will likely include apartments, offices and hotel rooms. A 24-story apartment tower is planned just south of the Safeway. A 22-story apartment tower is planned just north of the Hotel Deca.

Washington Federal intends to redevelop its site on Northeast 45th Street with high-rise apartments and a new bank branch. And a 30-story hotel/apartment tower is being contemplated at 4512 11th Ave. N.E.

University Temple will redevelop its property with apartments, as well as space for worship and social services.

Northgate reboot could add 1,200 apartments

Simon Property Group announced it plans to redevelop Northgate Mall in March, and recently offered more details and some new numbers for the 55-acre site at 401 N.E. Northgate Way.

Simon said about 37 acres would be redeveloped in Phase I. The southwest corner, owned by Sound Transit, is excluded. That's where Northgate Station is expected to open to light rail service in 2021.

The proposal, with a master plan by GGLO, now looks like this:

• 1,220 apartments over retail, totaling 1.1 million square feet in four buildings

• 244,474 square feet of new retail (mostly contained within the new office and apartment buildings)

• 972,450 square feet of offices (in five buildings) and a hotel

• 1,847 new parking spaces, apparently both underground and structured






GGLO and CallisonRTKL are working on the plan to add housing over retail (shown in yellow), office space (blue) and a hotel (pink), around a new central green space.

County will issue new RFP for 6 acres at Northgate

When King County issued a request for proposals last fall for 6 acres it owns at the future Northgate Station, only two developers responded.

Lake Union Partners and Stellar Holdings offered plans for the block south of Northgate Mall, where light rail service will begin in 2021.

The incentives back then were $20 million from the county and city, plus a likely upzone to build as high as 240 feet. Developers could buy or lease one chunk of land, and lease the other.

This month the county effectively trash-canned those proposals, because the state has dramatically sweetened the incentive pie.

Under a new state law enacted earlier this year, the county can simply give away the property, free, but with one catch: The land would have to be used for affordable housing for households making 80 percent of area median income or less.

That doesn't mean the county would give away all 6 acres, of course. But with boundary line adjustments and redrawn parcels, it would substantially lower the cost of developing affordable housing.

227-Unit Development in Seattle’s University District Approved at Early Design Guidance Meeting

The ever-active University District in Seattle has a new project on the way.

On Monday, August 6th, a 227-unit project planned for the city’s University District was given the green light at an Early Design Guidance (EDG) meeting, where applicant Runberg Architecture Group presented preliminary plans to the northeast design review board on behalf of developer Barrientos RYAN.

The 21-story development, located at 1200 NE 45th St., will include 227 units (a mix of studios, one- and two-bedroom units) as well as 3,250 square feet of street-level commercial space and 105 parking stalls.

The U District, which hasn't allowed highrises in decades until recently, now has several proposed highrises, some of which could open around when the light rail subway station opens in 2021. The district has added several thousand units and dorm beds in this decade so it's densifying regardless, but these will kick it up a notch.

Highrises can also provide more intensity in terms of units per acre...these are small-lot projects with very little extra land used for parking podiums etc.

Love that the U District is finally building highrises after decades of not allowing new ones! Just a dozen more planned.

Thanks for the update. Lots of good stuff happening.

"Health Sciences" should be called the Population Health Facility. PS, credit to the Gates Foundation for donating $210,000,000 for it!
