I agree that it's shoddy now, but it will be quite nice in ten years. Consider how lousy the meatpacking district used to be and now it's amazing.

An intriguing corollary might be Dutch Kills (the bar, not the street or neighborhood). If any of you haven't been there, you should absolutely go. It is incredible. In any event, as they work through the renovations of the area, it will be much improved. I'm also sure that having offices here will greatly increase the value of the waterfront property that would then have a two or three stop reverse commute on the 7. Not a bad proposition. Also, as the few derelict lots right around here (stalled Star Tower/hotels/Rockrose tower sites) are built up, the area will hem itself in and run very smoothly. Then it's only a matter of time before the stuff on bridge plaza south is worth more as towers than strip clubs. All in due time. I looked at apartments in the Roe building across the street (Fusion), and they were really incredible, but it was the height of the boom and they were unaffordably expensive. Excellent amenities, even if the view is not long for this world.

If they build phase 2, it will be a tower in the bottom right hand corner (south east) of the site. I don't think they will actually build anything connecting the two towers, but there may be a small 1-3 story set of buildings put on the north east side as well.
